Resolution No. PC-98-10 Page 4 EXHIBIT B Conditions of Approval Case UP-98-05 1. The use shall substantially conform to the site plan, floor plan, and narrative, Exhibit "A", dated "Received January 8, 1998" on file with the Planning Department, except as modified by the following conditions. Minor changes to the plans may be allowed subject to the approval of the Planning Director iffound to be in substantial conformance to the approved exhibits. 2. The use shall operate in compliance with the home occupation conditions listed in Section 18.104.030 of the Municipal Code. 3. The hours of operation for the piano and voice lessons shall be Monday through Friday, 10 AM to 8 PM. 4. The total number of students per day shall not exceed eight. 5. The window to the room where the lessons are conducted shall remain closed when the lessons are conducted. 6. All vehicles transporting students to and from lessons shall be parked in the applicant's driveway or in the street directly in front of the residence. The applicant shall impress upon all students and parents the need for them to behave courteously to the neighbors. 7. If the operation of the use results in major conflicts pertaining to parking, noise, traffic, or other impacts, at the discretion of the Planning Director, this conditional home occupation use permit may be referred to the Planning Comrnission for subsequent review at a public hearing. Ifnecessary, the Cornmission may modify or add conditions of approval to mitigate such impact, or may revoke said conditional use permit. 8. This use permit is not transferable to another address. In the event that the applicant moves, a new application must be submitted. {end}
