<br />Resolution No. PC-98-08 <br />Page 3 <br /> <br />EXHIBIT "B" <br />Conditions of Approval <br />Case PUD-81-30-74D - Britannia Business Center Phase VII <br />February 11, 1998 <br /> <br />PLANNING <br /> <br />I) Development shall be substantially as shown on the development plans and colorboard, <br />Exhibit "A", dated "Received December 16, 1997" on file with the Planning Department, <br />except as modified by the following conditions. Minor changes to the plans may be al- <br />lowed subject to the approval of the Planning Director if found to be in substantial con- <br />formance to the approved exhibits. <br /> <br />2) The applicants shall obtain all building and other applicable City permits for the project <br />prior to the commencement of construction. <br /> <br />3) The developer shall provide a public art piece on this project site. The art piece shall be <br />subject to review and approval by the City's Civic Arts Commission. <br /> <br />4) The developer shall pay any and all fees to which the property may be subject prior to is- <br />suance of building permits. The type and amount of the fees shall be those in effect at the <br />time the building permit is issued. <br /> <br />5) If desired by the applicants, the rear roll-up doors may be omitted and replaced with win- <br />dows and walls matching the other building elevations. Said modification shall be sub- <br />ject to review and approval by the Planning Director prior to issuance of building permits <br />for the modification. <br /> <br />6) The applicants shall continue working with staff to provide an architectural link between <br />the two, one-story buildings on Phase V. Plans for this element shall be submitted with <br />the plans submitted for issuance of building permits for Phase VII, and construction shall <br />be completed prior to occupancy of Phase VII. <br /> <br />7) The applicants shall add earth berms on the grading plan (within the 33 ft. P.S.E.) to <br />match the three ft. tall berms shown on the preliminary landscape plan. Said modifica- <br />tion shall be shown on the plans submitted for issuance of building permits and shall be <br />subject to review and approval by the Planning Director prior to issuance of building per- <br />mits. <br />
