The northernmost perpendicular parking stall immediately adjacent to the <br />southernmost angled parking stall in the 13-space parking aisle immediately adjacent to <br />the southernmost Johnson Drive driveway shall be eliminated. The area shall be <br />landscaped with one tree and shrubs and groundcover compatible with those used in the <br />landscaped planter islands throughout the parking lot area. <br /> <br />b. The trash enclosure shall be relocated to the east side of the building in the <br />landscaped area near the loading zone, subject to the review and approval of the Planning <br />Director. <br /> <br />9. Prior to the issuance of building permits, the elevations shall be modified by providing <br />architectural reveals on the base to create a difference between the two colors. <br /> <br />Landscaping and Tree Preservation <br /> <br />10. A final landscape plan and irrigation plan shall be submitted to and approved by the <br />Planning Director as part of the building permit plan set prior to issuance of an on-site <br />permit. Said landscape plan shall be consistent with the approved landscape plan plus <br />any conditions of approval, and shall be detailed in terms of species, location, size, <br />quantities, and spacing. Said landscape plan shall include the following: <br /> <br />a. One additional tree installed at a 24-inch box size and several shrubs installed at <br />a minimum size of 5 gallons to the east and south of the trash enclosure (as relocated per <br />condition 8, above) and so located as to aid in screening the trash enclosure from street <br />View. <br />b. Three additional trees of a 24-inch box size installed along the east elevation and <br />located so as to frame the buildings and windows. <br />c. A 4 foot diameter planter designed to match those installed in front of the main <br />retail building of Pleasanton Square II or a tree well located in the hardscape area along <br />the north elevation of the warehouse. This planter should contain shrubbery and annuals <br />complementary to the overall landscape palette or, if a tree well is used instead, a <br />minimum 24-inch box tree of a species already included in the landscape palette shall be <br />installed. <br /> <br />II. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />12. Six inch vertical concrete curbs shall be installed between all paved and landscaped areas. <br /> <br />13. The developer shall provide root control barriers and four inch perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet in width, as <br />determined necessary by the Planning Director at the time of review of the final <br />landscape plans. <br />
