<br />Resolution No. PC-98-06 <br />Page 4 <br /> <br />8. The colors and materials of each building shall be submitted to and approved by the <br />Planning Director prior to the issuance of a building permit and shall be consistent with <br />the approved colors and materials on file as part of Exhibit "A". <br /> <br />9. Prior to the issuance of building permits, the developer shall provide detailed sections of <br />all building walls of all buildings. In particular, the west elevation of the office buildings <br />and lab warehouse buildings shall indicate that the windows on these two elevations are <br />recessed at least six (6) inches. <br /> <br />I O. Prior to the issuance of a building permit for the first building in any phase, the applicant <br />shall submit an on-site signing and striping plan, particularly in relation to the exits and <br />entrances and the on-site intersections. The applicant shall work with the City and <br />PeopleS oft representatives (or its successor) to slightly modify the Owens Drive <br />driveway to achieve the best design possible for optimal ingress and egress for both <br />properties for all three phases subject to the review and approval of the Planning Director <br />and City Engineer. <br /> <br />II. Should parking problems develop in the future, as determined by the Planning Director, <br />additional parking shall be provided up to the minimum parking requirements specified <br />by the Hacienda Design Guidelines. Upon written notice from the Planning Director, <br />project proponents shall prepare a revised parking plan for the review and approval ofthe <br />Planning Director within thirty (30) days of said notice. Upon approval of the parking <br />plan, project proponents shall install the approved parking within a reasonable time frame <br />as determined by the Planning Director. <br /> <br />Landscaoing and Tree Preservation <br /> <br />12. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions of approval, and shall be detailed in terms of species, location, size, quantities, <br />and spacing. Said landscape plan shall include the following: <br /> <br />a. Reinstallation of the Gibraltar Drive median landscaping per the Hacienda <br />Owners Association prior to final occupancy of the first building of Phase 1. <br /> <br />b. Staff, the applicant, and PeopleSoft shall work together to achieve a <br />mutually-agreed upon landscape design for the ten foot wide planter located along the <br />property line shared with PeopleSoft, subject to the final approval of the Planning <br />Director. The intent of the landscape palette is to ensure adequate tree and shrub <br />screening of the Shaklee parking structure, cafeteria service area, and the pavement areas <br />on both properties. <br />
