<br />Resolution No. PC-98-01 <br />Page 2 <br /> <br />the use would not generate excessive traffic, would not create parking problems, <br />and would not be visibly apparent beyond the boundaries of the site. In addition, <br />the applicant would have to mitigate any objectionable influences which may <br />arise in the future. <br /> <br />B. The proposed location of the conditional use and the conditions under <br />which it would be operated or maintained will not be detrimental to the <br />public heath, safety, or welfare, or materially injurious to the properties or <br />improvements in the vicinity. <br /> <br />Conditions of approval addressing noise, traffic and parking would ensure that the <br />proposed use would be compatible with the surrounding uses. No changes would <br />be made to the exterior of the structure (except for the replacement of an existing <br />window with a dual-pane window), and no part of the use would be conducted <br />outdoors. In addition, a condition of approval states that the Planning <br />Commission may add other conditions if necessary to ensure compliance with the <br />zoning ordinance and its objectives. As with any use permit, this use permit can <br />be suspended or revoked if the conditions are not met. <br /> <br />C. The proposed conditional use will comply with each of the applicable <br />provisions of the zoning ordinance. <br /> <br />The home occupation is required to comply with the conditions of this use permit <br />and those stipulated in Chapter 18.104.30 (Home Occupations). Additionally, <br />conditions which ensure compliance with the zoning ordinance and its objectives <br />have been included. <br /> <br />WHEREAS, the Planning Commission determined that the proposed use, as conditioned, is an <br />appropriate activity in a residential area and will be compatible with the <br />neighborhood. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case UP-97-56 the application of Laura Darrow for a non-exempt home <br />occupation permit to conduct piano and voice lessons in an existing residence <br />located at 7760 Cottonwood Lane, subject to the conditions shown in Exhibit "B," <br />attached hereto and made part of this case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br />
