RESOLUTION NO. 17-968 <br /> A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF PLEASANTON <br /> DENYING THE APPEAL OF DAVID AND SUE ROBLES, THEREBY UPHOLDING <br /> THE PLANNING COMMISSION'S DETERMINATION TO DENY AN <br /> ADMINISTRATIVE DESIGN REVIEW APPLICATION TO: (1) CONVERT AN <br /> EXSITING UNCONDITIONED LOFT INTO AN APPROXIMATELY 720-SQUARE- <br /> FOOT SECOND-STORY ADDITION; AND (2) INCREASE THE ROOF HEIGHT OF <br /> THE EXISTING RESIDENCE FROM 20 FEET TO 25 FEET, AS FILED UNDER CASE <br /> NO. P17-0372 <br /> WHEREAS, David and Sue Robles applied for Administrative Design Review <br /> approval at 3552 Yellowstone Court to: (1) convert an existing unconditioned loft into an <br /> approximately 720-square-foot second-story addition; and (2) increase the roof height of <br /> the existing residence from 20 feet to 25 feet ("Project"); and <br /> WHEREAS, zoning for the property is R-1-6,500 (One-Family Residential) <br /> District and the proposed Project is subject to Administrative Design Review pursuant to <br /> the Pleasanton Municipal Code ("PMC"), Chapter 18 20 ("Design Review Ordinance"); <br /> and <br /> WHEREAS, pursuant to the City's Design Review Ordinance, site plans, <br /> landscape plans, and building architecture are required to be reviewed to preserve and <br /> enhance the City's aesthetic values and ensure the preservation of the public health, <br /> safety and general welfare; and <br /> WHEREAS, the Design Review Ordinance requires that review of project plans <br /> be based on the following criteria: <br /> 1. Preservation of the natural beauty of the city and the project site's relationship <br /> to it; <br /> 2. Appropriate relationship of the proposed building to its site, including <br /> transition with abuildings,streetscape, public views of the and scale of <br /> p <br /> buildings within its site and adjoining buildings; <br /> 3. Appropriate relationship of the proposed building and its site to adjoining <br /> areas, including compatibility of architectural styles, harmony in adjoining <br /> buildings, attractive landscape transitions, and consistency with neighborhood <br /> character; <br /> 4. Preservation of views enjoyed by residents, workers within the city, and <br /> passersby through the community; <br /> 5. Landscaping designed to enhance architectural features, strengthen vistas, <br /> provide shade, and conform to established streetscape; <br />
