Prior to the occupancy <br />of a building having a fire alarm system, the Fire Dc'pm talent shall test and wimess the <br />operation of the fire alarm system. <br /> <br />53. <br /> <br />All portions of thc building covered by this approval shall have installed and operating, <br />fire extinguishers with a minimum 2-A:10-B:C rating. The fire extinguishers shall be lo- <br />cated within a 75-foot radius of each other. <br /> <br />54. <br /> <br />Trash enclosures which are sized to contain dumpsters with an individual capacity of 1.5 <br />cubic yards located within five feet of unprotected building openings, combustible walls, <br />or combustible roof eaves shall be provided with an automatic lure sprinkler system. <br /> <br />Engineering Requirements: <br /> <br />55. <br /> <br />The project developer shall, upon demand by the City of Pleasanton, reimburse the City <br />its costs for constructing the left-turn pocket in Vineyard Avenue accessing the Ruby Hill <br />Winery according to the terms of the Reimbursement Agreement between the City of <br />Pleasanton and Michael J. Callahan, dated May 19, 2003. <br /> <br />56. <br /> <br />All utilities required to serve the proposed development on-site shall be installed under- <br />ground. <br /> <br />57. <br /> <br />The project developer shall submit a final grading and drainage plan prepared by a li- <br />ceused civil engineer depicting all final grades and on-site drainage control measures. <br />This plan shall be subject to the review and approval of the Chief of Building and Safety <br />prior to the issuance of any building permits. <br /> <br />58. <br /> <br />The project developer shall submit a refundable cash bond for hazard and erosion control <br />prior to issuance of an Engineering or Building and Safety Division permit. The amount <br />of this bond will be determined by the City Engineer. <br /> <br />59. <br /> <br />The project developer shall grant an easement to the City over those parcels needed for <br />public service easements (P.S.E.) and which are approved by the City Engineer or other <br />easements, which may be designated by the City Engineer. <br /> <br />60. <br /> <br />The haul route for all materials to and from this development shall be approved by the <br />City Engineer prior to the issuance of an encroachment permit. <br /> <br />61. <br /> <br />The project developer shall submit a dust control plan or procedure as part of the building <br />permit plans. <br /> <br />62. Storm drainage swales shall be privately maintained by the property owner. <br /> <br />63.
