•
DDn e a ro n SUPPLEMENTAL MATERIAL
ENTERPRISES Provided to the City Council
After Distribution of Packet
Date SEP 1 8 2011
Date: September 18, 2017
To: Pleasanton City Council
From: Nearon Enterprises
Re: Statement from Nearon Enterprises to the City Council for its September 18 Special
Meeting Related to the Transportation Mitigation Improvements and Financing Plan
Dear Vice Mayor Pentin and Council members:
I am writing to you on behalf of Nearon Enterprises, the current primary property owner within
the area designated for the JDEDZ.
We have reviewed the staff report and their recommendations for the September 18, 2017
special meeting.
We ask the Council to support the Policy Question #1 by allowing the Hotels to operate within
the JDEDZ prior to the construction of all transportation improvements, and we ask Council to
support Policy Question #2 by supporting staff's recommendation to fund the Transportation
Improvements via three sources of(1)the City's TIF, (2) the Sales Tax Sharing Agreement with
Costco, and (3)the JDEDZ Transportation Fee.
While some of the following information may be repetitive, here is a quick summary of
Nearon's involvement with the Property and the JDEDZ to date:
• We acquired the property from Clorox in June 2013, totaling nine parcels and 11
buildings.
• We have spent over$2.5 million on the deconstruction of the buildings, and
donated almost 900,000 pounds of property, valued at over $2.0 million to Habitat
for Humanity, Bay Area School Districts and The Oakland Zoo. The excess gravel is
now being used for the Highway 84 widening project.
• We have spent over$1.5 million on environmental remediation, with 90%of the
property, including 100%of the Costco and Hotel sites, having received a clean bill of
health (i.e., a No Further Action letter) from the RWQCB.
P:925-743-3300 F:925-743-3303 101 Ygnacio Valley Road,Suite 450,Walnut Creek,CA 94596 www.nearon.com
