EXHIBIT A <br />CONDITIONS OF APPROVAL <br />PUD -123, Chrysler <br />2694 Stoneridge Drive <br />September 5, 2017 <br />PROJECT SPECIFIC CONDITIONS OF APPROVAL <br />Planning Division <br />The storage of vehicles on the subject site is only permitted within the approved <br />201 -stall parking lot. No additional vehicular storage or inventory is to be on-site <br />without modification of the PUD development plan. <br />2. Within 30 days of completion of the subject 201 -stall parking lot, all vehicles on the <br />temporary parking lot approved under PUD Modification No. PUD -106-01M and <br />Design Review No. P16-1381 shall be removed. The temporary lot shall be <br />restored to its original natural condition within 30 days of final of the new lot. The <br />gravel shall be removed from the temporary lot and the area shall be hydroseeded <br />with final specifications to be reviewed and approved by the City Landscape <br />Architect. <br />3. The applicant shall provide one or more pedestrian walkways through the <br />northernmost planter area of the subject parcel to facilitate pedestrian access <br />to/from the Chrysler dealership to the north. The final number, location, and design <br />of the pedestrian walkways shall be reviewed and approved by the Director of <br />Community Development prior to issuance of building permits. <br />4. Unless otherwise approved by the Director of Community Development, the <br />following is prohibited on the subject property: <br />a. Outdoor music; <br />b. Banners, pendants on light poles, balloons, temporary signage, inflatables, <br />and similar items as determined by the Director of Community Development; <br />c. Tents; <br />d. Raised display areas; <br />e. The parking of display vehicles within landscape areas; and <br />f. Outdoor tire storage. <br />5. No signage is approved with this application. <br />6. The plans submitted to the Building and Safety Division for plan check and permit <br />issuance shall be scalable with the scale indicated. <br />7. The PUD development plan shall expire two years from the effective date of this <br />ordinance unless a building permit is issued and construction has commenced and <br />is diligently pursued or as otherwise vested by an approved Development <br />Agreement. <br />
