shall be determined by the City Engineer. In the event that the Mitigation <br />Monitoring fund (or other acceptable funding mechanism) does not adequately <br />cover future costs borne by the City of Pleasanton, the property owner of the <br />project development site will be responsible for the City of Pleasanton's costs to <br />review monitoring reports, contract with peer review consultants, conduct field <br />inspections, attend meetings, and conduct other monitoring activities related to the <br />Project Developer's PUD site. <br />Landscape Architecture Division <br />30. The project developer shall replace all dead and dying ground cover and plant new <br />shrub species in the landscape area along EI Charro Road and Stoneridge Drive <br />to match the existing landscape palette as shown in the Exhibit D of the August 9, <br />2017 Planning Commission Staff Report. In addition, enhanced landscaping shall <br />be installed at the corners of EI Charro Road and Stoneridge Drive as well as <br />Stoneridge Drive and Auto Center Way. The new shrubs and enhanced comer <br />landscaping shall be shown on the landscape plan and shall be subject to the <br />review and approval by the Planning and Landscape Architecture Divisions prior <br />to building permit issuance. Additional landscaping materials or modifications may <br />be required by the Landscape Architecture Division at final inspection to ensure <br />adequate planting coverage and/or screening. <br />31. All trees used in landscaping shall be a minimum of thirty-six (36) inch box -size <br />as shown on the landscape plan and all shrubs shall be a minimum of five (5) <br />gallons. <br />32. The project landscaping and irrigation shall be designed for and utilize recycled <br />water. Within one-year of approval, the applicant shall complete an irrigation <br />audit/review of the existing perimeter irrigation system along the EI Charro Road, <br />Stoneridge Drive, and Auto Mall Way street frontages to verify that all <br />landscaping is being adequately watered and to ensure survivability and normal <br />growth. Any deficiencies identified within the system shall be addressed and/or <br />repaired to the satisfaction of the Community Development Director. The final <br />audit/review is to be submitted to the City Landscape Architect and Director of <br />Community Development for review and approval. <br />Traffic Division <br />33. The parking lot shall be designated for employee parking only and shall be <br />signed/striped accordingly. <br />Engineering Department <br />34. A separate recycled irrigation water meter shall be installed unless otherwise <br />approved by the City Engineer. <br />
