Serpa: Yes, we think the three -story homes would come into the market just below <br />$800,000 or about $775,000 and then the two- stories and the larger two -story would <br />come in probably around mid - $800,000 /high $800,000- something like that. <br />Commissioner Allen: Just a couple of questions following up on that. So how many of <br />the 95 homes will be low income, or did I read none would be? <br />Serpa: As Jennifer explained, the Sunflower Hill community -the contribution there; the <br />gift of the land, improvements and all that would satisfy the affordable housing issues. <br />Commissioner Allen: Okay, so all of the 95 homes would be at market rate <br />Serpa: Market rate <br />Commissioner Allen: Okay, the second question I have is regarding Sunflower Hill. I just <br />pulled up today their website and there's a Q &A on their website that says what types of <br />housing units are planned. They said that in Livermore, Sunflower Hill is proposing a <br />development of 45 units on site and an on -site manager. And then it says, "The <br />Pleasanton site may evolve more into a day use campus with opportunities for <br />individuals and adjacent homes to use the service, but tentatively, 17 on -site <br />apartments are planned." So what is the plan? It sounds like, according to their site, <br />that this could be a day use facility and they clearly have a lot more land in Livermore <br />that they would center around housing. <br />Serpa: Well, let me introduce Susan Houghton, President of the Board at Sunflower Hill <br />and let her answer that question. <br />Chair Ritter: Before we go there does anyone have any more questions for Mike? <br />Serpa: I can get back up. <br />Chair Ritter: Okay, then we'll let Susan speak. Thank you. And just so the public knows, <br />we're going to open it up to the public and go through these comments and we'll bring it <br />back. Susan, do you want to help answer Commissioner Allen's question. <br />Beaudin: Mr. Chair, if I could, while Susan makes it to the microphone, just to clarify on <br />the affordable housing question as well, the applicant's proposal is that zero of the units <br />be market rate and that is something that is being negotiated with the City and that will <br />come forward with an affordable housing agreement ultimately. So I just want to make <br />sure it's clear that that's an on -going discussion. It will come through the Housing <br />Commission, and it certainly is an important topic for this project. <br />Chair Ritter: Zero of 95 <br />Commissioner Allen: ... will all be market rate? <br />Beaudin: All 95 units are currently proposed to be market rate with the Sunflower Hill <br />property on the table as a contribution towards the affordable housing component of the <br />project, and the details just need to be worked out. <br />PLANNING COMMISSION MINUTES, April 27, 2016 Page 8 of 43 <br />
