7 <br />Commissioner O'Connor stated that a maximum size on the primary home of <br />12,500 square feet with an 800 - square -foot exemption would be a 13,300- square -foot <br />structure. <br />Mr. Otto clarified that the square footage of the second unit does not need to be <br />exempted; it can be included as part of the 12,500- square -foot limit. <br />Commissioner Pearce stated that she is not interested in having unlimited accessory <br />structures in terms of size and height. She noted that she is concerned about view <br />impacts and does not need an 80 -foot tall silo going in. <br />Commissioner O'Connor stated that guidelines should be set regarding the maximum <br />square footage for accessory structures, similar to that of a home and a garage. <br />Commissioner Pearce stated that she supported the concept in the staff report that <br />limited accessory structures to the building envelopes on Sites 3 to 10. <br />Commissioner Narum indicated that she is in support of that as well. <br />Commissioner Narum requested clarification on whether the Commission had agreed <br />that the 1,200- square -foot second unit counted towards the 12,500- square -foot <br />maximum for the primary house. <br />Chair Pentin replied that staff would look into that and come back to the Commission <br />with their findings. <br />Commissioner Pearce noted that this would be for attached second units and not for <br />detached units. <br />Mr. Dolan indicated that if the Commission wanted the 1,200- square -foot second unit to <br />be counted towards the 12,500- square -foot maximum for the primary house, the <br />Commission could just lower the maximum on the rest of the house. <br />Commissioner O'Connor stated that the limit could still be 12,500 square feet, including <br />the 1,200- square -foot second unit, regardless of whether it is attached or detached. <br />Commissioner Narum stated that she would like to do that. She noted that when an <br />800 - square -foot garage is added, there could be view impacts. She indicated that she <br />is not as concerned about lots and that she thinks it would be fine for Lots 1 and 2 as <br />they have more room, but not for the others. <br />Chair Pentin noted that the staff report says that the Commission may wish to discuss <br />whether to follow the Municipal Code parameters for attached and detached second unit <br />sizes, that second units would be limited to 20 percent of the floor area of the primary <br />homes, but there is no distinction between the size of an attached or detached second <br />unit.
