THE CITY OF 1 2 <br /> = �∎ /I I1 I CITY COUNCIL AGENDA REPORT <br /> PLEASANTON. <br /> July 18, 2017 <br /> Engineering <br /> TITLE: APPROVE THE FINAL MAP, ON-SITE IMPROVEMENT PLANS, OFF- <br /> SITE IMPROVEMENT PLANS, SUBDIVISION AGREEMENT, OFF-SITE <br /> IMPROVEMENT AGREEMENT, AND REIMBURSEMENT AGREEMENT <br /> FOR TRACT 8317 LOCATED AT 1851 ROSE AVENUE <br /> SUMMARY <br /> Subdivision Map 8317 creates 16 single-family home lots with Phase I, and three single- <br /> family home lots with future Phase II, on an approximately 9-acre site located at the <br /> west end of Rose Avenue as shown on Attachment 1. Staff has reviewed the Final Map, <br /> On-Site Improvement Plans, Off-Site Improvement Plans, Subdivision Agreement, Off- <br /> Site Improvement Agreement, and Reimbursement Agreement and has found them to <br /> be in substantial conformance with the approved Vesting Tentative Map. All <br /> improvements necessary for Phase I will be constructed at this time. Phase ll <br /> improvements will be constructed as a requirement to dividing the Phase II property into <br /> three lots. <br /> RECOMMENDATION <br /> 1. Approve the Final Map, On-Site Improvement Plans, Off-Site Improvement Plans, <br /> Subdivision Agreement, Off-Site Improvement Agreement and Reimbursement <br /> Agreement for Tract 8317. <br /> 2. Accept all street right of way and other easements offered for dedication on the Final <br /> Map. <br /> 3. Authorize the City Manager to execute the Subdivision Agreement, Off-Site <br /> Improvement Agreement and Reimbursement Agreement. <br /> 4. Authorize the Director of Engineering/City Engineer to reimburse Ponderosa Homes <br /> II, Inc. amounts of $55,830 in Water Expansion Funds and $251,089 in Developer <br /> Funds for the installation of the off-site public fire hydrants and construction of the <br /> off-site public water and sanitary sewer mains on Alameda County Fairgrounds <br /> property. <br /> FINANCIAL STATEMENT <br /> The proposed development will have a negligible financial impact on the City. Revenue <br /> from taxes and development fees generally covers the increased cost to provide <br /> services and maintain infrastructure. The developer, Ponderosa Homes II, Inc. is <br /> responsible for the cost of constructing the on-site and off-site public improvements <br /> related to Tract 8317 and will be partially reimbursed by an amount of $55,830 in Water <br /> Expansion Funds and $251,089 in Developer Funds for the installation of the off-site <br />
