ORDINANCE NO. 2162 <br /> AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF PLEASANTON <br /> APPROVING THE APPLICATION OF PONDEROSA HOMES II, INC. FOR PLANNED <br /> UNIT DEVELOPMENT (PUD) REZONING AND DEVELOPMENT PLAN APPROVAL, <br /> AS FILED UNDER CASE PUD-113 <br /> WHEREAS, Ponderosa Homes II, Inc. applied for the following at an approximately 9- <br /> acre parcel: 1) rezoning from R-1-6,500 (One-Family Residential) to PUD-MDR (Planned Unit <br /> Development— Medium Density Residential) District; and 2) PUD development plan approval to <br /> demolish the existing religious building and related improvements and construct 36 single-family <br /> homes, a private clubhouse with a parking lot, and related site improvements located at 6900 <br /> Valley Trails Drive (the "Project"); and <br /> WHEREAS, after an August 31, 2016 workshop, at its meeting of April 12, 2017, with a <br /> 3-2 vote, the Planning Commission determined that the rezoning and development plan are <br /> appropriate for the site, made the findings, and recommended to the Pleasanton City Council <br /> that PUD-113 be approved; and <br /> WHEREAS, after at its meeting of September 8, 2016, with a 5-0 vote, the Parks and <br /> Recreation Commission determined that the proposed improvements to Valley Trails Park were <br /> consistent with the Parks and Recreation Master Plan, and recommended to the Pleasanton <br /> City Council, as a part of the development application, approve Ponderosa's installation of a <br /> new tot-lot and landscape improvements (i.e., turf removal and replacement with drought- <br /> tolerant groundcover at specified locations) in Valley Trails Park; and <br /> WHEREAS, on May 2, 2017, the Pleasanton City Council held a duly noticed public <br /> hearing on this application and considered all public testimony, agenda reports, and related <br /> materials, and the recommendations of City staff and the Planning Commission; <br /> WHEREAS, after a review of the materials presented, the Pleasanton City Council <br /> determines that the proposed PUD rezoning and development plan are consistent with the <br /> City's General Plan and purposes of the PUD ordinance, and by this reference adopts and <br /> reaffirms all of the considerations and findings set forth in Planning Commission Resolution PC- <br /> 2017-10; and <br /> WHEREAS, the Pleasanton City Council determined that the proposed project was <br /> adequately analyzed in the Negative Declaration for the Project and no further environmental <br /> review is required pursuant to the California Environmental Quality Act (CEQA). <br /> NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES <br /> HEREBY ORDAIN AS FOLLOWS: <br /> SECTION 1. Approves the rezoning of 6900 Valley Trails from R-1-6,500 (One-Family <br /> Residential) District to PUD-MDR (Planned Unit Development — Medium Density Residential) <br /> District. <br /> SECTION 2. The Zoning Map of the City of Pleasanton, on file with the City Clerk, <br /> designating and dividing the City into zoning districts, is hereby amended to Zoning Unit Map <br /> No. 501, attached hereto as Exhibit B, dated May 2, 2017, and incorporated herein by this <br /> reference. <br />
