THE CITY OF <br /> 9 <br /> PLEASANTONC CITY COUNCIL AGENDA REPORT <br /> June 6, 2017 <br /> Engineering <br /> TITLE: ACCEPT 90% OF THE PUBLIC IMPROVEMENTS FOR TRACT 8147 <br /> (TOWNSHIP SQUARE) LOCATED AT 1600 VALLEY AVENUE <br /> SUMMARY <br /> Tract Map 8147 created ninety-seven lots for single-family homes, one lot for an <br /> apartment complex, and nineteen lots for common areas and private streets. The <br /> property is located south of Bernal Avenue and the Pleasanton Gateway Shopping <br /> center, west of Valley Avenue, and east of Hwy 680 as shown on Attachment 1. The <br /> developer, Civic Gateway, LLC, has completed approximately 90 percent of the <br /> subdivision improvements and has requested partial release of the improvement <br /> security. Staff inspected the work and determined that approximately 90% of the <br /> improvements are complete and ready for acceptance pursuant to the Subdivision Map <br /> Act. <br /> RECOMMENDATION <br /> 1. Accept 90% of the public improvements constructed with Tract 8147 for normal <br /> maintenance. <br /> 2. Authorize the City Clerk to file a Notice of Completion and release the Performance <br /> Bond and Labor and Material Bond in exchange for improvement security in the <br /> amount of$125,000 for the remaining work. <br /> FINANCIAL STATEMENT <br /> There will be a minimal increase to the budget for the maintenance of public <br /> improvements. Tax revenue generally covers the increased cost to provide services and <br /> maintain infrastructure. <br />
