The plan has been redesigned to be an integral part of the neighborhood. The proposed homes <br /> along Valley Trails now face Valley Trails,the density blends in with the existing neighboring density, and the <br /> project is no longer gated. I appreciate these changes. <br /> I do have a few minor suggestions/comments. <br /> Eastern Most Homes Adjacent to the Park <br /> I would suggest these all he 1 story to create a sense of open space between the development and the park and <br /> perhaps allow a portion of the existing Pleasanton Ridge view to continue to be captured when viewed from the <br /> park. <br /> Tot Lot <br /> I would like to see where the tot lot is proposed. Is it removing existing improvements? <br /> Community Center <br /> At this point I am not a fan of the Community Center. It raises too many questions and concerns. <br /> It is unclear to me who can use the Community Center and who is paying for maintenance. Maintenance would <br /> not only include building maintenance, but also regular cleaning, and replenishing of supplies (like toilet <br /> paper). <br /> Since it is proposed on private property. its maintenance will likely be funded by an HOA. I would assume the <br /> I-IOA will be entirely comprised of the new homeowners. If the Community Center is open to the public, it's <br /> unclear to me whether or not they can legally be required to pay for such a public benefit as part of their <br /> dues. Perhaps they can, but it does seem somewhat unfair. Perhaps they will collect additional fees for <br /> neighborhood/other use? <br /> The existing Valley Trails HOA does not have required dues, and 1 would not want to pay dues for this <br /> amenity. <br /> I am concerned about the design. I would suggest that the Police Department comment on the interior <br /> bathrooms if they haven't already. Typically bathroom doors in the parks face where people can see them to <br /> provide an extra layer of security. <br /> 1 <br />
