Staff notes that if a <br /> public restroom is supported by the City Council, the final design will be largely consistent <br /> with other public restrooms in the community, and subject to review and approval by the <br /> City's Director of Community Development. If the City Council does not wish to accept a <br /> public restroom, staff requests that Council condition the applicant to provide some other <br /> commensurate community benefit – for reference, estimates for the value of the restroom <br /> place the value at $367,500. <br /> Subdivision Map <br /> A Vesting Tentative Subdivision Map application has also been submitted to subdivide the <br /> existing 9-acre parcel into 37 new lots (one for each of the 36 new single-family homes and <br /> one for the private clubhouse with 10-stall parking lot). The subdivision would also include <br /> the creation of Parcels "A" and "B", totaling approximately 0.024-acre of common area, for the <br /> private stormwater treatment and landscaping areas, and Parcel C, an approximately 712- <br /> square-foot parcel that the applicant is proposing to dedicate to the City as park land. <br /> Page 9 of 20 <br />
