ATTACHMENT 3 <br /> ORDINANCE NO. <br /> AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF PLEASANTON <br /> APPROVING THE APPLICATION OF PONDEROSA HOMES II, INC. FOR <br /> PLANNED UNIT DEVELOPMENT (PUD) REZONING AND DEVELOPMENT <br /> PLAN APPROVAL, AS FILED UNDER CASE PUD-113 <br /> WHEREAS, Ponderosa Homes II, Inc. applied for the following at an <br /> approximately 9-acre parcel: 1) rezoning from R-1-6,500 (One-Family Residential) to <br /> PUD-MDR (Planned Unit Development — Medium Density Residential) District; and 2) <br /> PUD development plan approval to demolish the existing religious building and related <br /> improvements and construct 36 single-family homes, a private clubhouse with a parking <br /> lot, and related site improvements located at 6900 Valley Trails Drive (the "Project"); <br /> and <br /> WHEREAS, after a August 31, 2016 workshop, at its meeting of April 12, 2017, <br /> with a 3-2 vote, the Planning Commission determined that the rezoning and <br /> development plan are appropriate for the site, made the findings, and recommended to <br /> the Pleasanton City Council that PUD-113 be approved; and <br /> WHEREAS, after at its meeting of September 8, 2016, with a 5-0 vote, the Parks <br /> and Recreation Commission determined that the proposed improvements to Valley <br /> Trails Park were consistent with the Parks and Recreation Master Plan, and <br /> recommended to the Pleasanton City Council, as a part of the development application, <br /> approve Ponderosa's installation of a new tot-lot and landscape improvements (i.e., turf <br /> removal and replacement with drought-tolerant groundcover at specified locations) in <br /> Valley Trails Park; and <br /> WHEREAS, on May 2, 2017, the Pleasanton City Council held a duly noticed <br /> public hearing on this application and considered all public testimony, agenda reports, <br /> and related materials, and the recommendations of City staff and the Planning <br /> Commission; <br /> WHEREAS, after a review of the materials presented, the Pleasanton City <br /> Council determines that the proposed PUD rezoning and development plan are <br /> consistent with the City's General Plan and purposes of the PUD ordinance, and by this <br /> reference adopts and reaffirms all of the considerations and findings set forth in <br /> Planning Commission Resolution PC-2017-10; and <br /> WHEREAS, the Pleasanton City Council determined that the proposed project <br /> was adequately analyzed in the Negative Declaration for the Project and no further <br /> environmental review is required pursuant to the California Environmental Quality Act <br /> (CEQA). <br />
