Ponderosa Homes at 6900 Valley Trails Drive <br /> Initial Study and Negative Declaration <br /> provides about 5.1 acres of improved neighborhood and community parks per 1,000 <br /> population, according to the General Plan.16 <br /> DISCUSSION <br /> a.i-ii) The project may result in an incremental increase in police and fire service <br /> calls due to the addition of 36 households and operation of the clubhouse, <br /> but this would not result in substantial adverse physical impacts that would <br /> require new or expanded facilities. The site is an infill site, within an existing <br /> residential neighborhood, located approximately 2.5 miles from Fire Station <br /> No. 4 at 1600 Oak Vista Way. The project is located outside of the Special Fire <br /> Protection Area, where wildland fires are a concern. <br /> Adequate access to the development would be provided to all structures for <br /> police, fire, and other emergency vehicles. Moreover, buildings are designed <br /> to meet the requirements of the California Building Code and other <br /> applicable City codes and all new buildings would be equipped with <br /> automatic fire suppression systems (sprinklers). Police and Fire service <br /> capacities exist to adequately serve the project and therefore the potential <br /> impact would be less than significant. <br /> a.iii) Based on the School District's student generation factors, the project may add <br /> approximately 2517 school-age children. The project sponsor has entered into <br /> an agreement with the Pleasanton Unified School District to mitigate the <br /> impact of the project. As a condition of approval, the developer would <br /> contribute funds to the School District to offset the project's impact to school <br /> facilities. Funds may be used towards the construction and/or procurement <br /> of classrooms. As a result, the potential impact would be less than significant. <br /> a.iv-v)The project may result in an incremental increase in the use of parks and <br /> public facilities, such as libraries, but would not result in substantial adverse <br /> effects or require the construction of new facilities. The project includes land <br /> dedication, a tot lot, and landscaping improvements to the adjacent Valley <br /> Trails Park. (The parkland dedication granted to the City is analyzed in Section <br /> 5.15 below.) Additionally, the project includes open space areas (used as <br /> bioretention basins) that would abut Valley Trails Park; the project sponsor is <br /> required to maintain this new private open space area.
