Ponderosa Homes at 6900 Valley Trails Drive <br /> Initial Study and Negative Declaration <br /> site at Petrified Forest Ct. and approximately 54 feet from 1-680 sound wall, reported <br /> noise levels of 65-67 decibels on the day-night equivalent level (dB Ldn).15 <br /> DISCUSSION <br /> a,c,d)For single-family housing projects, the City's General Plan generally requires <br /> that backyard areas not exceed 60 dB Ldn and that indoor noise levels not <br /> exceed 45 dB Ldn. As described in the setting section, exterior noise levels at <br /> the project site may approach 60 dB Ldn under existing conditions, especially <br /> along the western side of the project site, closest to 1-680, but would not be <br /> expected to exceed the General Plan standard. <br /> The development of the project would generate added noise, such as vehicle <br /> travel and landscape maintenance activities. However, noise levels are not <br /> expected to change substantially from those currently experienced in the <br /> area because overall activity levels at the site would be modest. Ambient <br /> noise levels could decrease for some of the adjacent properties, particularly <br /> further east of 1-680, due to the shielding of traffic noise by the proposed <br /> structures. Estimated future noise levels at the clubhouse are likewise <br /> expected to be within normally acceptable standards and would be subject <br /> to regulations in the PMC Noise Ordinance with respect to indoor and outdoor <br /> events. <br /> As required by the California Building Code (CBC), rooms where windows <br /> need to be closed to reach interior noise goals would need to include <br /> ventilation or air-conditioning units. <br /> Short-term construction noise would be generated at the project site. <br /> Conditions of approval for the project allow construction hours from 8:00 a.m. <br /> to 5:00 p.m., Monday through Friday, with no work Saturdays, Sundays or <br /> holidays. The Director of Community Development may approve earlier <br /> construction "start times" or later "stop times" only for specific construction <br /> activities (e.g., concrete pouring) if it can be demonstrated that the <br /> expanded construction hours are necessary (e.g., the concrete foundations <br /> need to be poured early due to weather conditions). Construction equipment <br /> would be required to meet Department of Motor Vehicles (DMV) noise <br /> standards and be equipped with muffling devices, according to standard <br /> conditions of approval. As a result, this potential impact during operation of <br /> the project and during construction would be less than significant. <br /> 15 City of Pleasanton.
