Ponderosa Homes at 6900 Valley Trails Drive <br /> Initial Study and Negative Declaration <br /> 2. PROJECT DESCRIPTION <br /> 2.1 INTRODUCTION <br /> An Initial Study has been prepared by the City of Pleasanton Planning Division <br /> evaluating the potential environmental effects of the following applications <br /> submitted by Ponderosa Homes for an approximately 9-acre site located at 6900 <br /> Valley Trails Drive: 1) an amendment to the General Plan Land Use designation from <br /> Public and Institutional to Medium Density Residential; 2) rezoning from R-1-6,500 <br /> (One-Family Residential) to PUD-MDR (Planned Unit Development- Medium Density <br /> Residential) District; 3) PUD development plan approval to demolish the existing <br /> religious building and related improvements and construct 36 single-family homes, <br /> a private clubhouse with a parking lot, and related site improvements; and 4) <br /> Vesting Tentative Subdivision Map approval to subdivide the 9-acre parcel into 36 <br /> residential parcels and four common area parcels. <br /> 2.2 ENVIRONMENTAL ANALYSIS <br /> This Initial Study/Negative Declaration (IS/ND) consists of an environmental checklist <br /> and an explanation of topics addressed in the checklist for the proposed <br /> development. <br /> In accordance with CEQA Guidelines Section 15070, this initial study may identify <br /> potentially significant effects, but: 1 ) revisions in the project plans or proposals made <br /> by or agreed to by the applicant before the proposed negative declaration and <br /> initial study are released for public review would avoid the effects or mitigate the <br /> effects to a point where clearly no significant effects would occur, and 2) there is no <br /> substantial evidence, in light of the whole record before the agency that the project <br /> as revised may have a significant effect on the environment. <br /> 2.3 PROJECT LOCATION <br /> Valley Trails Neighborhood, where the subject site is located, is bordered by Arroyo <br /> Mocho and West Las Positas Boulevard on the north, Hopyard Road on the east, the <br /> Pleasanton Canal on the south, and Alamo Canal and Interstate 680 (1-680) on the <br /> west. The approximately 9-acre project site is located on Valley Trails Drive, on the <br /> west side of the neighborhood and generally west of Valley Trails Park. Figures 1 and <br /> 2 within this document show the project location. <br /> 2.3.1 Project Site <br /> A portion of the project site is currently developed with an approximately 11,067- <br /> square-foot religious building and a 108-stall paved parking lot.
