Regarding the East Pleasanton plan area, it is clear that a lot
of people are concerned about growth in Pleasanton and want to pause on development until we see how things
operate after the recent new additions to our housing stock. That makes sense. Here are a few additional items to
consider:
1) Prioritizing planning is not the same thing as prioritizing development. Good, early planning may actually reduce
the number of residential units that ultimately get built. As many have mentioned, more housing is not currently
mandated. Waiting until it is mandated is the worst time to start planning. Planning involves schools, parks,
open space, transportation solutions—and it takes years. Think how long the Bernal Park or Kottinger Gardens
were being planned.
2) Do we run the risk of the County allowing a portion of the plan area to be incorporated into Livermore or the
County developing the area themselves? With the Outlet Mall doing so well, someone will be looking at how to
expand that development into the plan area soon.
3) Will it be possible to get El Charro Road funding if agencies realize we are not ready to plan the area yet?
4) It seems like there is a property owner that is willing to support a lot of the effort in planning, which helps
lighten the load for the City planning effort. Will we lose this support if we wait another two years to consider
planning.
Thanks for your consideration.
Brock Roby
Confidentiality Notice:This email(including any attachment)is intended only for the individual or entity to which it is addressed and may contain information that is
privileged, confidential and exempt from disclosure under applicable law.
