• Residential Density — The core development standards require residential <br /> development at a minimum of 30 units per acre (average), and require at least <br /> two building types be constructed on each site. Allowing or encouraging <br /> somewhat higher density development may allow the aggregation of larger green <br /> spaces and a variety of product types. <br /> The City Council, Planning Commission and Task Force may also wish to discuss other <br /> topics covered in the Standards and Guidelines. <br /> SCENARIOS <br /> In order to test the feasibility of the proposed standards and guidelines, the consultant <br /> has prepared illustrated graphics showing development on Site 1 using several of the <br /> proposed residential prototypes, and applying set-back, open space, parking, and other <br /> standards. These scenarios will be distributed to the City Council and Planning <br /> Commission shortly before or at the meeting on December 16 as these scenarios were <br /> not available at the time of writing of the agenda report. <br /> CONCLUSION <br /> Although there is tentative agreement on most of the topics covered in the Standards and <br /> Guidelines, there are still questions as how the retail component, group open space and <br /> residential density should be addressed. If necessary, an additional Task Force meeting <br /> can be scheduled.
