BACKGROUND <br /> On December 2, 2008, City Council adopted Ordinance No 1985 approving PUD-72, <br /> an application by Jerry Raney to rezone an existing 0 5-acre parcel from RM-1,500 <br /> (Multi-Family Residential) District to PUD-HDR (Planned Unit Development — High <br /> Density Residential) District to renovate the three existing homes and to construct three <br /> detached single-family homes <br /> On January 14, 2009, the Planning Commission approved an application for Vesting <br /> � 9 PP PP 9 <br /> Tentative Map, Tract 7952, to subdivide the subject property into six parcels — three <br /> parcels for the existing homes and three parcels for three new single family homes <br /> All subdivision improvements have been constructed and the public improvements are <br /> ready for acceptance <br /> DISCUSSION <br /> Improvements Constructed <br /> The subdivision improvement agreement provided for the construction of improvements <br /> that consisted of a public water main, public fire hydrant, and a public sanitary sewer <br /> main to serve the subdivision as required per sections 14 04 050 and 15 32 090 of the <br /> Municipal Code, respectively Additionally, a private street (Augustine Place), a private <br /> storm drain system, private water and sanitary sewer laterals, and related private <br /> improvements were constructed to serve the subdivision properties <br /> Staff has inspected the site and finds that all public improvements are complete and in <br /> compliance with the subdivision agreement <br /> Maintenance Requirements <br /> The sanitary sewer main serving this project within the private street, Augustine Place, <br /> is a public main and will be maintained and operated by the City The water laterals, <br /> between the existing water main on Augustine Place and the water meters serving the <br /> three new homes, will be maintained and operated by the City The private street, <br /> Augustine Place, and its storm drain system are private and will be maintained by the <br /> maintenance association of Tract 7952 <br /> Submitted by Fiscal Review Approve y <br /> A:1947\-- <br /> Stephen Kirskratnck Tina Olson Nelson Fialho <br /> Director of Engineering Director of Finance City Manager <br /> Attachment <br /> 1 Vicinity Map <br /> Page 2 of 2 <br />
