BACKGROUND <br /> On February 19, 2008, City Council adopted Ordinance No 1971 approving PUD-64, an <br /> application by First Street LLC, to rezone an existing 13,161 square-foot parcel from RM- <br /> 2,500 (Multi-Family Residential) District to PUD-HDR (Planned Unit Development— High <br /> Density Residential) District to renovate the existing home and to construct four detached <br /> single-family homes at 4238 First Street <br /> On February 27, 2013, the Planning Commission approved an application by Mike Carey, <br /> on behalf of the owner Gordon W Braker, for Vesting Tentative Map, Tract 7975, to <br /> subdivide the subject property into five parcels — one parcel for the existing home and <br /> one parcel for each of the four new single family homes <br /> All subdivision improvements have been constructed and the public improvements are <br /> ready for acceptance <br /> DISCUSSION <br /> Improvements Constructed <br /> The subdivision improvement agreement provided for the construction of improvements <br /> that consisted of a public water lateral and a public sanitary sewer main to serve Lots 1 <br /> to 5 as required per sections 14 04 050 and 15 32 090 of the Municipal Code, <br /> respectively Additionally, a private street (Valletta Lane), a private storm drain system, <br /> private water and sanitary sewer laterals, and related private improvements were <br /> constructed to serve the five lots <br /> Staff has inspected the site and finds that all public improvements are complete and in <br /> compliance with the subdivision agreement <br /> The sanitary sewer main serving this project within the private street, Valletta Lane, is a <br /> public main and will be maintained and operated by the City The water lateral, connected <br /> to the existing water main on First Street and terminating at the four water meters serving <br /> the four new homes, will be maintained and operated by the City Valletta Lane, and its <br /> storm drain system are private and will be maintained by the maintenance association of <br /> Tract 7975 <br /> Submitted by Fisc I Review Approved by <br /> ti,F Stephen ipatnck Tina Olson Nelson Fialho <br /> Director of Engineering Director of Finance City Manager <br /> Attachment <br /> 1 Vicinity Map <br /> Page 2 of 2 <br />
