Proposal for Pleasanton Downtown Specific Plan Update <br /> Revised Scope and Budget—October 14, 2016 <br /> in downtown and surrounding areas EPS will work with City staff and members <br /> of the consultant team to quantify the amount, timing, and value of anticipated <br /> development and explore how proposed land uses may affect activities, <br /> developments, or projects within the Downtown and surrounding neighborhood <br /> in either a complementary or competitive fashion The study will inform policy <br /> direction and public input for defining long-term development opportunities <br /> and land use program The budget estimate for this task reflects the economies <br /> of scale associated with recently completed Civic Center Library Master Plan <br /> analysis work <br /> 3-C TF Meetings#3 and#4 (D&B,Team participation as necessary) At the third and four <br /> TF meetings, members will review background research memos, consider options, <br /> and refine proposed concepts for further analysis and public input <br /> Task 4: A ternat ves Refinement <br /> nement <br /> 4-A Visualizing Change Conceptual Urban Design and Streetscape Options(Team) With a <br /> focus on opportunity sites, areas where research/outreach showed issues, we will <br /> develop graphics, schematic design-level plans, and illustrations of prototypical <br /> conditions and special opportunity areas to identify options for future development <br /> and public improvement projects <br /> — Land Use, Development Standards Choices (D&B) Prepare maps, tables, and <br /> buildout options for potential opportunity sites, explore options that were <br /> raised in issue identification and background research, such as land use mix and <br /> building heights/intensities <br /> — Streetscape Improvements (CA) Symbols and annotations will be used to <br /> indicate location and type of recommended sidewalk/frontage, median, <br /> intersection/crossing, and transit improvements that could be considered <br /> Sketches of prototypical streetscape guidelines conditions will be keyed to map <br /> Additional images of proposed improvements will be utilized to further <br /> illustrate proposed improvements <br /> — Prototype Urban Design Sketches (UFS) UFS will provide conceptual, three- <br /> dimensional sketches of prototypical building forms and frontage <br /> improvements The sketches will use the SketchUp program and will be <br /> annotated Up to three sketches will be created, which will demonstrate the <br /> urban design characteristics of three different conditions in the downtown area <br /> The sketches will have an urban design character and will not be architectural <br /> building designs The attributes that the sketches depict will reflect the <br /> character expressed by the community and will be consistent with the General <br /> Plan <br /> — Opportunity Site/Special Condition Illustrations (UFS) UFS will prepare up to <br /> two sketches, which will illustrate recommendations for the development of <br /> identified opportunity sites, or, perhaps other unique conditions within the <br /> downtown The sketches will use the SketchUp program with annotations and <br /> diagrammatic ideas The sketches will portray urban design, they will not <br /> attempt to create architectural building designs The sketches will be able to <br /> serve as guides for the future development of the selected sits or conditions <br /> 4 <br />
