shall be recorded concurrently with the Parcel Map The maintenance agreement shall be <br /> subject to review and approval by the City Attorney, Community Development Director, and <br /> City Engineering Department prior to recordation of the Parcel Map <br /> 9 An open space easement covering the 9 9-acre PUD-Open Space area of the church lot <br /> shall be recorded with the final map for this project The open space easement shall ensure <br /> that no future development takes place on this portion of the lot and require it to remain as <br /> permanent private open space The applicant shall submit, with the parcel map application, <br /> an Open Space Management Plan prepared by a consultant covering this area of the <br /> adjoining church parcel, creek, and open space area for review and approval by the City <br /> Attorney's Office, Fire Marshall and Director of Community Development <br /> 10 Prior to issuance of a building permit, the applicant/developer shall pay the applicable Zone <br /> 7 and City connection fees and water meter cost for any water meters, including irrigation <br /> meters, applicable to the portion or phase of the project covered by the permit Additionally, <br /> the developer shall pay any applicable Dublin-San Ramon Services District (DSRSD) <br /> sewer permit fee <br /> 11 Prior to issuance of a building permit, the applicant/developer shall pay the applicable City <br /> and Tri-Valley regional traffic impact fees for the project as determined by the City Traffic <br /> Engineer <br /> 12 The applicant acknowledges that the City of Pleasanton does not guarantee the availability <br /> of sufficient sewer capacity to serve this development by the approval of this case, and that <br /> the project developer agrees and acknowledges that building permit approval may be <br /> withheld if sewer capacity is found by the City not to be available <br /> 13 This approval does not guarantee the availability of sufficient water capacity to serve the <br /> project Prior to the recordation of a Parcel Map, issuance of a grading permit, issuance <br /> of a building permit, or utility extension approval to the site, whichever is sooner, the <br /> applicant shall submit written verification from Zone 7 Water Agency or the City of <br /> Pleasanton that water is available for the project To receive the verification, the <br /> applicant/developer may need to offset the project's water demand <br /> 14 The PUD shall follow the development standards listed below <br /> Proposed Development Standards <br /> Case No PUD-114, 11300 Dublin Canyon City Council <br /> Page 2 of 26 <br />
