ORDINANCE NO. 2149 <br /> AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF PLEASANTON <br /> APPROVING THE APPLICATION OF GUY HOUSTON, VALLEY CAPITAL <br /> REALTY, FOR PLANNED UNIT DEVELOPMENT (PUD) REZONING AND <br /> DEVELOPMENT PLAN APPROVAL, AS FILED UNDER CASE PUD-114 <br /> WHEREAS, Guy Houston of Valley Realty has applied for Planned Unit <br /> Development (PUD) Rezoning and development plan approval to rezone the property <br /> from the A (Agriculture) District to the PUD-RDR-A/OS (Planned Unit Development — <br /> Rural Density Residential-Agriculture/Open Space) District to allow for the construction <br /> of three new single-family residences and three second units and related site <br /> improvements on an approximately 4 3-acre portion of a 16 2-acre site located at <br /> 11300 Dublin Canyon Road (the "Project"), and <br /> WHEREAS, the conditions described in California Environmental Quality Act <br /> (CEQA) Guidelines Section 15162 have not occurred and the previously prepared EIR <br /> and SEIR certified for the Housing Element update in 2011 which assumed that the <br /> General Plan land use designation of Rural Density Residential and the Zoning <br /> Designation of A (Agriculture) District allowed for 1 dwelling unit per 5 acres of land was <br /> adequate to serve as the environmental documentation for this project and satisfy all the <br /> requirements of CEQA, and <br /> WHEREAS, after a January 13, 2016 workshop, at its meeting of July 13, 2016, <br /> the Planning Commission adopted Resolution PC-2016-21, determining that the <br /> proposed rezoning and development plan are appropriate for the site, making findings, <br /> and recommending to the Pleasanton City Council that PUD-114 be approved, and <br /> WHEREAS, on August 16, 2016, the Pleasanton City Council held a duly noticed <br /> public hearing on this application and considered all public testimony, agenda reports, <br /> and related materials, and the recommendations of the City staff and the Planning <br /> Commission, and <br /> WHEREAS, after a review of the materials presented, the Pleasanton City <br /> Council determines that the proposed PUD rezoning and development plan are <br /> consistent with the City's General Plan and purposes of the PUD ordinance, and by this <br /> reference adopts and reaffirms all of the considerations and findings set forth in <br /> Planning Commission Resolution PC-2016-21 <br /> NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON <br /> DOES HEREBY ORDAIN AS FOLLOWS: <br /> SECTION 1 Approves the rezoning of 16 2 acres of land located at 11300 <br /> Dublin Canyon Road from A (Agriculture) District to the PUD-RDR-A/OS (Planned Unit <br /> Development— Rural Density Residential-Agriculture /Open Space) District <br /> SECTION 2 The Zoning Map of the City of Pleasanton, dated April 18, 1960, on <br /> file with the City Clerk, designating and dividing the City into zoning districts, is hereby <br /> amended to Zoning Unit Map No 497, attached hereto as Exhibit B, dated August 13, <br /> 2016, and incorporated herein by this reference <br /> 1 <br />
