EXHIBIT A <br /> DRAFT CONDITIONS OF APPROVAL <br /> P16-1201, P16-1202 & PUD-120 <br /> 536 & 550 St. John Street and Adjacent Vacant Parcel <br /> September 20, 2016 <br /> PROJECT SPECIFIC CONDITIONS OF APPROVAL <br /> Planning Division <br /> 1. The permitted and conditionally permitted uses for the single-family home and <br /> townhomes shall be those found in Section 18.32 of the Pleasanton Municipal <br /> Code (PMC). <br /> 2. The applicant shall incorporate architectural details (e.g., dormers) to create visual <br /> interest/variation in massing within the upper shared roofs of the buildings on lots <br /> 7-10. The design shall be subject to the review and approval of the Community <br /> Development Director prior to issuance of permits. <br /> 3. The plans submitted to the Building and Safety Division for plan check and permit <br /> issuance shall be revised to show that the tandem parking space shall be located <br /> on the south side of the detached garage. The garage door on the north side of <br /> the detached garage shall be replaced with an outward swinging man door. The <br /> location and width of the garage shall be approved by the Community <br /> Development Director. The plans submitted to the Building and Safety Division for <br /> plan check and permit issuance shall be subject to the review and approval of the <br /> Director of Community Development prior to issuance of building permits. <br /> 4. The detached garage shall be designed with the same color and material palette <br /> as the existing historic home. The detached garage plans submitted to the Building <br /> and Safety Division for building permit issuance shall be revised to reflect the <br /> following: <br /> a. The man door on the west elevation shall swing out (not into the garage) to <br /> maintain vehicle parking clearance; and <br /> b. The board-and-batten siding and trim shall be horizontal wood channel <br /> boards. <br /> The changes above shall be subject to the review and approval of the Planning <br /> Division prior to issuance of building permits. <br /> 5. The garage doors for the detached garage and new townhomes shall be automatic <br /> opening sectional roll-up doors and have a carriage style design. The applicant <br /> shall provide garage door design and material details to the satisfaction of the <br /> Director of Community Development. The garage door details shall be included in <br />
