Engineering Department <br /> 47. The project developer/owner shall grant an easement to the City over those <br /> parcels needed for public service easements (P.S.E.) and which are approved by <br /> the City Engineer, or other easements, which may be designated by the City <br /> Engineer. <br /> 48. All landscaping within the public right-of-way along the project's frontage shall be <br /> maintained by the homeowners/maintenance association unless otherwise <br /> approved by the City Engineer. Necessary irrigation system, irrigation water <br /> meter, irrigation valves, irrigation controller, etc. shall been included on the plan <br /> for maintenance of all landscaping within the public right-of-way. <br /> Traffic Division <br /> 49. The applicant or responsible party shall pay any traffic impact fees for the mixed- <br /> use development as determined by the City Traffic Engineer. This fee shall be <br /> paid prior to issuance of a building permit. <br /> 50. Comprehensive traffic control measures shall be implemented during construction, <br /> including scheduling of major truck trips and deliveries, to avoid peak travel hours. <br /> If necessary, as determined by the Traffic Engineer, proper lane closure <br /> procedures such as flagger stations, signage, cones, and other warning devices <br /> shall be implemented during construction. <br /> 51. The haul route for all materials to and from the project site shall be approved by <br /> the City's Traffic Engineer prior to issuance of a building permit, and shall include <br /> the provision to monitor the street surfaces used for the haul route so that any <br /> damage and debris attributable to the haul trucks is identified and corrected at the <br /> expense of the project applicant or developer. <br /> 52. The plans submitted to the Building and Safety Division for plan check shall include <br /> improvement plans for this development that contain signage and striping details. <br /> Said improvement plans shall be subject to the review and approval of the City <br /> Traffic Engineer prior to building permit issuance. <br /> STANDARD CONDITIONS <br /> Planning Division <br /> 53. The proposed Planned Unit Development Plan shall conform substantially to the <br /> project plans and color palette, Exhibit B, dated "Received August 16, 2016," and <br /> arborist report, Exhibit B, dated "Received January 21, 2016," on file with the <br /> Planning Division, except as modified by the following conditions of approval. <br /> Minor changes to the plans may be allowed subject to the approval of the Director <br /> of Community Development if found to be in substantial conformance to the <br /> approved exhibits. <br /> PUD-118&P16-0203 4791 Augustine Street <br /> Draft Conditions of Approval 10 of 28 Mixed-Use Development <br />
