RESOLUTION NO. 16-885 <br /> A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF <br /> PLEASANTON APPROVING VESTING TENTATIVE MAP 8326, THE <br /> APPLICATION OF CATALYST DEVELOPMENT <br /> WHEREAS, Catalyst Development has applied for Vesting Tentative Map approval <br /> to subdivide three parcels located at 536 and 550 St. John Street and the vacant parcel <br /> to the east of 536 St. John Street, totaling approximately 31,798 square feet in area, into <br /> 12 new lots (one for the existing home and detached garage, one for each of the 10 new <br /> townhomes, and a common area parcel for the driveway, guest parking, and shared <br /> landscaping areas); and <br /> WHEREAS, the tentative map is submitted in conformance with the PUD <br /> application, PUD-120; and <br /> WHEREAS, at its duly noticed public hearing of September 20, 2016, the City <br /> Council considered all public testimony, relevant exhibits, and recommendations of the <br /> City staff and Planning Commission concerning this application; and <br /> WHEREAS, the environmental effects of this project were reviewed with the PUD <br /> application, PUD-120, and it was determined that project is exempt from additional CEQA <br /> review because the project was adequately analyzed in the certified EIR for the <br /> Downtown Specific Plan the previously prepared EIR was adequate to serve as <br /> environmental documentation for this project and satisfy all the requirements of CEQA; <br /> and <br /> WHEREAS, after a review of the materials presented, the Pleasanton City Council <br /> reaffirms all of the considerations and findings set forth in Planning Commission staff <br /> report; and <br /> WHEREAS, the City Council has determined that the proposed subdivision is in <br /> keeping with the requirements of the PUD development plan, PUD-120. <br /> NOW, THEREFORE, BE IT RESOLVED THAT THE CITY COUNCIL OF <br /> THE CITY OF PLEASANTON DOES RESOLVE,DECLARE, DETERMINE, AND <br /> ORDER THE FOLLOWING: <br /> SECTION 1. Approves the application of Catalyst Development for Vesting <br /> Tentative Map approval to subdivide three parcels located at located at 536 and 550 St. <br /> John Street and the vacant parcel to the east of 536 St. John Street, totaling approximately <br /> 31,798 square feet in area, into 12 new lots (one for the existing home and detached <br /> garage, one for each of the 10 new attached townhomes, and a common parcel for the <br /> driveway, guest parking, and shared landscaping areas), subject to the conditions shown <br /> in Exhibit A.1, attached hereto and made part of this case by reference. <br /> SECTION 2. This resolution shall become effective immediately upon the effective <br /> date of the ordinance approving the PUD-120. <br /> PASSED, APPROVED, AND ADOPTED by the City Council of the City of <br /> Pleasanton at a meeting held on September 20, 2016. <br /> 1 <br />
