While the architecture of the lodge beilJinq itself is internally <br />consistent, a question is raised as to how a building of this style <br />will appear in relation to the St. Clare's church structure. which was <br />approved by your Shard recently. The architectural styles of the two <br />structures are completely different. The lodge however, is quite <br />similar to she Nets Life Fellowship Church building which was recently <br />:onstructedl at the southwest corner of the intersection of Valley <br />Trails Drive (South) and Hopyard Road. Since approval of these two <br />dissimilar styles has already occurred in close proximity, construction <br />of the lodge buildings will probably not be inharmonious. <br />No environmental assessment accompanies this case Since a negative <br />declaration was prepared for the Masonic lodge conditional use permit <br />and the project has not changed in the Interim. <br />Staff Recommendation: in the staff's o,inion, the Masonic lodge <br />building, itself, will be attractive and its architectural style <br />should be harmonious with that of its neighborhood. For these <br />reasons, we recommend approval of Case t- 77172, subject to the <br />following conditionss <br />1. That the development be substantially as shown on the site plan, <br />elevations and landscape plan, Exhibit A, on file with the <br />Planning Division, except that all non - planted areas around <br />the lodge building be planted in grass and the proposed Chinese <br />pistachio trees replaced with Platanus Acerifolia 40 ft. on <br />center. <br />2. That approval of this case is subject to all applicable condi- <br />tions of Planning Commission Resolution No. 1562, attached <br />hereto and made a part of this case by reference. <br />3. That the structure meet all site requirements of the MR -2500 <br />District. <br />4. That the Fire Division emergency number be provided adjacent to <br />all telephones on the site. <br />5. That the street number of the building be posted so as to be <br />easily seen from the street at all times, day and night. <br />4. That all ducts, meters, air conditioning equipment, and any other <br />mechanical equipment, whether on the structure, on the ground, <br />or elsewhere, be effectively screened from view with materials <br />architecturally compatible with the main structure. <br />7: That all mechanical equipment be constructed in snch a manner <br />that noise emanating from it will not be perceptible at or beyond <br />the property plane of the subject property in a normal environ- <br />ment for that zoning district. <br />-2- <br />
