The alternative shown in Figure 5 provided open space and two on -site parking spaces. Staff <br />was supportive of this layout when the proposal included relocating the historic house to a <br />suitable location off -site. <br />Figure 6: Work Session - Relocate the existing home off -site and construct 12 <br />townhomes <br />Overall, the Planning Commission was supportive of the proposed layout in Figure 6, with the <br />understanding that the historic home would be relocated to a suitable site and two additional <br />guest parking spaces would be provided on -site. After several discussions with various property <br />owners over the last several months, the applicant concluded that the only feasible site for the <br />historic home was the St. John Street project site. Therefore, the applicant redesigned the <br />layout to address the comments from the Work Session. <br />Other options for the site could include: <br />1) Demolishing the existing home and increasing the proposed density by developing <br />apartments; <br />2) Retaining the home on -site and designing a project that conforms to the RM District; <br />3) Relocating the St. John Street home to another viable downtown property; <br />4) Retaining the house in its existing location and adding townhomes around it; <br />or 5) No change to the site. <br />P16 -1201, PUD -120, & TRACT 8326 Planning Commission <br />25 of 32 <br />
