Fencing and Landscaping <br />12. Picket style fencing, not to exceed 42- inches in height, shall be installed along the <br />front and front sides of townhomes 7 -10. The location and details of the fence <br />shall be shown on the plans submitted to the Building and Safety Division for plan <br />check and permit issuance and shall be subject to the review and approval of the <br />Director of Community Development prior to issuance of building permits. <br />13. Fencing and the precast wall associated with this development shall conform to <br />the fencing and wall details shown in Exhibit B, on file with the Planning Division. <br />Minor modifications to the fencing and wall plan may be approved by the Director <br />of Community Development without a PUD modification. Should the applicant and <br />property owners along the southern portion of the site choose to install a different <br />type of wall /fence along the shared south (rear) property line of Lots 1 -6, said <br />details (height, color, style, material, location) shall be included in the plans <br />submitted to the Building and Safety Division for plan check and permit issuance <br />and shall be subject to the review and approval of the Director of Community <br />Development prior to issuance of grading or building permits. <br />14. If new fencing is proposed on the east property line in the future, said details <br />(height, color, style, material, location) shall be subject to the review and approval <br />of the Community Development Director prior to removal and installation of fencing <br />and issuance of a building permit for said fencing. The fencing along the western <br />property line shall be that shown in Exhibit B. Should the adjacent property <br />owner(s) and applicant wish to alter the type of fencing and /or increase the height <br />of the fence on the western property line, review and approval from the Community <br />Development Director shall be required prior to removal or installation of fencing. <br />15. Prior to removal and /or installation of fencing, retaining walls, or precast walls on <br />shared property lines, written permission from the adjacent property owners to <br />allow the project's new fencing, retaining walls, and /or precast walls between the <br />project site and the adjacent properties shall be provided to the City. If the property <br />owners do not provide written consent for a fence, retaining wall, and /or precast <br />wall to be install on the shared property line, then fencing, retaining walls, and /or <br />precast walls and footings shall be located entirely on the project site. Written <br />permission and details for the fencing, retaining walls and /or precast walls on the <br />shared property lines shall be submitted to the Community Development Director <br />prior to issuance of building permits or installation of the fencing, retaining wall, <br />and /or precast wall. <br />16. The maximum height for fencing and precast walls, including decorative columns, <br />on the rear property line shall be 8 feet. The height shall be measured from the <br />base of the retaining wall to the highest point of the fence or wall if the fence or <br />wall is located on top of a retaining wall; if not, the height shall be measured from <br />the finished grade adjacent to the fence or wall to the highest point of the fence or <br />wall.
