Karen Gonzales
Subject: FW: PUD-118 SUPPLEMENTAL MATERIAL
Provided to the City Council
After Distribution of Packet
— — — — Date , 9/6//G
From: Linda Garbarino
Sent: Friday, September 02, 2016 5:43 PM
To: Natalie Amos
Cc:careybroker @aol.com;Gerry Beaudin <gbeaudin @cityofpleasantonca.gov>; Steve Otto
<SOtto @ cityofpleasa ntonca.gov>
Subject: PUD-118
Hello Natalie,
PHA reviewed Mike Carey's proposed development at Bernal and Augustine directly with city
planning staff and commission members.
We're aware that the vintage home on the property failed to meet the test as a historic resource, as
did the small brick garage/storage structure.
I met directly with Mike Carey to review the draft plans for the property and get his input. His architect
made an effort to model the vernacular architecture dominating the vintage homes in close proximity
to the project site. We did make one suggestion to use simpler one over one window design with
raised mullions where possible to model the windows found on vernacular homes in the
neighborhood thus possibly providing an alternative window type to eliminate noise from the trains.
This mixed use development will offer some creative loft style vs. traditional residences.
The palette for the project is simple and is in keeping with the typical vintage vernacular paint colors.
Mike Carey pledged to use the brick from an existing structure in his project hardscape.
The plan shows retention of at least two of the heritage trees.
The use of the metal roofing selected appears to be more contemporary and designed for residential
use. The close proximity of this development to one of the city's five historic neighborhoods calls for a
sharp eye to this overall project.
Although PHA would like to see the existing structures retained and repurposed, we understand that
is not possible to protect the current vintage home due to the outcome of the historic survey.
We are trusting the judgment of city planning staff, commission and Mike Carey to deliver a finished
project whose aesthetic intent will compliment the historic
neighborhood it closely borders.
Linda Garbarino, President
Pleasanton Heritage Association
September 2, 2016
Sent from XFINITY Connect Mobile App
Click here to report this email as spam.
i
