EXHIBIT A <br /> CONDITIONS OF APPROVAL <br /> PUD-114 <br /> 11300 Dublin Canyon Road <br /> August 16, 2016 <br /> PROJECT SPECIFIC CONDITIONS <br /> Planning Division <br /> 1. The PUD development plan shall lapse two years from the effective date of this ordinance <br /> unless a tentative parcel map is approved. If a tentative parcel map is approved, the PUD <br /> development plan approval shall lapse when the tentative parcel map approval expires. If <br /> a parcel map is recorded before the tentative parcel map expires, then the PUD <br /> development plan approval shall not lapse. <br /> 2. The residential lots covered by this PUD development plan shall be subject to the <br /> permitted and conditional uses of the One-Family Residential District as defined in the <br /> Pleasanton Municipal Code. The agriculturally zoned portion of the lot covered by this <br /> PUD development plan shall be subject to the permitted and conditional uses of the <br /> Agriculture District as defined in the Pleasanton Municipal Code. <br /> 3. No additional residential units beyond those entitled as part of PUD-114 (three single- <br /> family homes and three second dwelling units) shall be allowed in the entire 16.2-acre <br /> site. <br /> 4. No additional wells are permitted to be drilled on any lot within the subdivision. <br /> 5. Plans submitted for plan check shall be revised to show that all portions of the home <br /> located on Lot 3 to be setback a minimum of 20 feet from the creek setback line. <br /> 6. No building permits shall be issued prior to City approval and recordation of a Parcel Map. <br /> 7. The applicant shall create a maintenance agreement addressing the maintenance <br /> responsibility for the private street, private utilities, landscaping between the private street <br /> on Lot 2 and Dublin Canyon Road, bioswale, stomiwater retention areas, utilities, etc. <br /> The maintenance agreement shall be recorded concurrently with the Parcel Map. The <br /> maintenance agreement shall be subject to review and approval by the City Attorney, <br /> Community Development Director, and City Engineering Department prior to recordation <br /> of the Parcel Map. <br /> 8. The applicant shall create a maintenance agreement between this project and the owners <br /> of the church parcel, addressing the church's maintenance responsibility for the creek and <br /> creek banks as well allow for the 20-foot wide access area adjacent to the south side of <br /> Case No. PUD-114, 11300 Dublin Canyon City Council <br /> Page 1 of 26 <br />
