THE CITY OF 6 <br /> -7 CITY COUNCIL AGENDA REPORT <br /> pL£ASANTON® <br /> June 7, 2016 <br /> Community Development Department <br /> Planning Division <br /> TITLE: CONSIDER A PLANNED UNIT DEVELOPMENT (PUD) <br /> DEVELOPMENT PLAN FOR THE APPROXIMATELY 34.3-ACRE <br /> PARCEL LOCATED AT 88 SILVER OAKS COURT TO CONSTRUCT <br /> TWO NEW SINGLE-FAMILY RESIDENCES OF APPROXIMATELY <br /> 6,117 SQUARE FEET WITH A FOUR-CAR GARAGE AND <br /> APPROXIMATELY 6,372 SQUARE FEET WITH A FOUR-CAR <br /> GARAGE AND RELATED IMPROVEMENTS ON TWO NEW LOTS <br /> MEASURING APPROXIMATELY 3.88 ACRES AND 14.56 ACRES, <br /> RESPECTIVELY; AND TO RETAIN THE EXISTING SINGLE-FAMILY <br /> RESIDENCE, SECOND UNIT, AND ACCESSORY STRUCTURES ON <br /> THE APPROXIMATELY 15.86-ACRE REMAINDER PARCEL; AND <br /> APPROVE TWO GROWTH MANAGEMENT ALLOCATIONS FOR THE <br /> PROJECT <br /> APPLICANT: The Frank Berlogar Trust <br /> SUMMARY <br /> The application would result in the construction of two new single-family residences on <br /> separate lots and retention of an existing residence and second unit on a remainder lot. <br /> Access to the proposed new homes and the existing residence would be via an existing <br /> private road. Building envelopes would be created for the two new lots and all structures <br /> would be required to be located within the building envelopes. <br /> PLANNING COMMISSION RECOMMENDATION <br /> On May 11, 2016, the Planning Commission unanimously recommended approval of <br /> the application to the City Council, subject to the conditions of approval in Attachment 1. <br /> RECOMMENDATION <br /> 1. Find that there are no new or changed circumstances or information which require <br /> additional California Environmental Quality Act (CEQA) review of the project; <br /> 2. Make the PUD findings for the proposed development plan as stated in the May 11, <br /> 2016 Planning Commission staff report (pages 13 through 15 in Attachment 4); <br /> 3. Introduce the draft ordinance approving PUD-116, subject to the conditions of <br /> approval listed in Exhibit A of Attachment 1; and <br /> 4. Adopt a resolution approving the Growth Management Agreement for two growth <br /> management unit allocations (P16-0371) for the project. <br />
