Chapter 19.20 Tentative Map <br /> 19.20.110 Planning commission action. <br /> A. The planning commission shall assume the responsibilities relating to <br /> tentative maps as set forth in Government Code Sections 66473.5, 66474, <br /> 66474.1 and 66474.6. The planning commission's actions regarding a <br /> tentative map shall be reported in writing to the subdivider. <br /> B. The planning commission shall act upon a tentative map within 50 days of <br /> its filing. <br /> C. Subsection B., above, and Government Code Section 66452.4 shall not <br /> apply when a subdivider processes a tentative map application <br /> concurrently with a PUD zoning request, PUD development plan, re- <br /> zoning request, Specific Plan amendment or General Plan amendment (a <br /> "Land Use Amendment"). In such case, any approval of a tentative map: <br /> (1) shall not be valid until the underlying Land Use Amendment has been <br /> adopted by the city council and is in full force and effect: and (2) may be <br /> subiect to modification based on the terms of the underlying Land Use <br /> Amendment adopted by the city council which may differ from that <br /> considered by the planning commission when the Land Use Amendment <br /> and tentative map were processed concurrently. <br /> 19.20.120 City council review. <br /> A. If a tentative map is approved or conditionally approved, the director of <br /> housing and community development shall immediately make a written <br /> report to the city council. Within 10 days, or at its next succeeding regular <br /> meeting after receipt of said report, the council may review the map and <br /> conditions imposed by the planning commission. If the council decides to <br /> review the map and conditions, it shall hear the matter upon written notice <br /> mailed by the city clerk to the subdivider and the planning commission, <br /> unless the subdivider consents to a continuance within 15 days or at its <br /> next succeeding regular meeting. At that hearing the council may add, <br /> modify or delete conditions when the council determines that such <br /> changes are necessary to insure that the tentative map conforms to <br /> zoning conditions imposed upon the property and applicable provisions of <br /> this chapter and of the Subdivision Map Act of the state. If the council <br /> does not act within the time limit set forth in this chapter, the tentative map <br /> shall be deemed to have been approved or conditionally approved as set <br /> forth in the planning commission report, unless the time for acting upon <br /> the tentative map has been extended by mutual consent of the subdivider <br /> and the city council. <br /> B. Subsection A., above, and Government Code Section 66452.4 shall not <br /> apply when a subdivider processes a tentative map concurrently with a <br /> PUD zoning request, PUD development plan, re-zoning request, Specific <br /> 3 <br />
