10. Prior to issuance of a building permit, the applicant/developer shall pay the <br /> applicable City and Tri-Valley regional traffic impact fees for the project as <br /> determined by the City Traffic Engineer, or as identified in a project development <br /> agreement. <br /> 11. The applicant/project developer acknowledges that the City of Pleasanton does not <br /> guarantee the availability of sufficient sewer capacity to serve this development by <br /> the approval of this case, and that the project developer agrees and acknowledges <br /> that building permit approval may be withheld if sewer capacity is found by the City <br /> not to be available. <br /> 12. This approval does not guarantee the availability of sufficient water capacity to <br /> serve the project. Prior to the recordation of a Final Map, issuance of a grading <br /> permit, issuance of a building permit,.or utility extension approval to the site, <br /> whichever is sooner, the applicant/developer shall submit written verification from <br /> Zone 7 Water Agency or the City of Pleasanton's Utility Planning Division that <br /> water is available for the project. To receive the verification, the <br /> applicant/developer may need to offset the project's water demand. <br /> 13. The project shall meet all requirements of the City's Growth Management <br /> Ordinance. <br /> 14. Development standards for the single-family home lots shall be as follows: <br /> Site Development Standard 'Proposed <br /> Maximum Floor Area Ratio* 45% <br /> Maximum Height** 32 feet <br /> Minimum Principal Structure Setbacks <br /> Front(house/porch/garage) 20/15/25 feet <br /> Side(interior/street-side) 10/10 feet <br /> Rear 30 feet(Lots 1-5) <br /> 20 feet(all other lots) <br /> Minimum Accessory Structure Setbacks(Class I) <br /> Front Not allowed between the front of <br /> the house and the front property <br /> line. <br /> Side 3 feet(interior) <br /> 10 feet(street side) <br /> Rear 5 feet <br /> Maximum Accessory Structure 15 feet <br /> Height <br /> *Garage area exceeding 600 square feet shall be included in the FAR <br /> calculation. <br /> **Measured from the grade adjacent to the house to the highest point of the building <br /> excluding chimneys. <br /> 3 of 28 <br />
