EXHIBIT A <br /> CONDITIONS OF APPROVAL <br /> PUD-112 <br /> 1027 Rose Avenue <br /> PROJECT SPECIFIC CONDITIONS <br /> Planning Division <br /> 1. The PUD development plan shall lapse two years from the effective date of this ordinance <br /> unless a parcel map is approved. If a parcel map is approved, the PUD development <br /> plan approval shall lapse when the parcel map approval expires. If a final map is <br /> recorded before the parcel map expires, then the PUD development plan approval shall <br /> not lapse. <br /> 2. No building permits shall be issued prior to City approval and recordation of a Final Parcel <br /> Map. <br /> 3. The lots covered by this PUD development plan shall be subject to the permitted and <br /> conditional uses of the One-Family Residential District as defined in the Pleasanton <br /> Municipal Code. <br /> 4. Prior to issuance of a building permit, the applicant/developer shall pay the applicable <br /> Zone 7 and City connection fees and water meter cost for any water meters, including <br /> irrigation meters, applicable to the portion or phase of the project covered by the permit. <br /> Additionally, the developer shall pay any applicable Dublin-San Ramon Services District <br /> (DSRSD) sewer permit fee. <br /> 5. Prior to issuance of a building permit, the applicant/developer shall pay the applicable City <br /> and Tri-Valley regional traffic impact fees for the project as determined by the City Traffic <br /> Engineer, or as identified in a project development agreement. <br /> 6. The applicant/project developer acknowledges that the City of Pleasanton does not <br /> guarantee the availability of sufficient sewer capacity to serve this development by the <br /> approval of this case, and that the project developer agrees and acknowledges that <br /> building permit approval may be withheld if sewer capacity is found by the City not to be <br /> available. <br /> 7. This approval does not guarantee the availability of sufficient water capacity to serve the <br /> project. Prior to the recordation of a Final Parcel Map, issuance of a grading permit, <br /> issuance of a building permit, or utility extension approval to the site, whichever is sooner, <br /> the applicant/developer shall submit written verification from Zone 7 Water Agency or the <br /> City of Pleasanton's Utility Planning Division that water is available for the project.
