29. The proposed residence on Lot 4 shall also be subject to the following: <br /> a. A covered front porch shall be incorporated into the design of the home. The details <br /> of the covered front porch shall be included in the construction plan submitted for <br /> issuance of a building permit and is subject to review and approval by the Director of <br /> Community Development. <br /> b. No stove, oven, range, microwave or other cooking unit shall be installed the <br /> office/guest building without first obtaining the applicable permits for a second unit <br /> form the City of Pleasanton. This restriction shall be clearly noted on the building <br /> permit plans and shall be recorded as a restrictive covenant prior to occupancy. The <br /> restrictive covenant shall be subject to the review and approval by the City Attorney <br /> prior to recordation. <br /> c. Landscaping shall be installed within 9 month of occupancy. <br /> d. Final inspection by planning is required prior to occupancy. <br /> Engineering Department <br /> 30. A final map/parcel map shall be required to subdivide the property into 4 lots. <br /> 31. The existing curb ramps located on the northeast and northwest corners of Rose Avenue <br /> and Creek Trail Drive intersection shall be reconstructed to the current America Disability <br /> Act (ADA) standards. Details of the ramp reconstruction shall be included in the <br /> improvements plan and are subject to review and approval by the City Engineer. <br /> 32. All storm water treatment for treating storm water from private property shall be located <br /> on private property and outside the Public Service Easement. <br /> 33. The project developer shall pay the pro rata share for the extension of public water and <br /> sanitary sewer mains from Rose Avenue to Valley Avenue as determined by the City <br /> Engineer. <br /> 34. The project developer's engineer shall submit as-built drawings of off-site sewer & water <br /> Improvement plans, on-site grading and utility improvement plans and joint trench plans in <br /> AutoCAD 2010 and pdf format acceptable to the City Engineer prior to the release of the <br /> performance bond and labor and materials bond. <br /> Traffic Division <br /> 35. Comprehensive traffic control measures shall be implemented during construction, <br /> including scheduling of major truck trips and deliveries, to avoid peak travel hours.
