2015 Housing Element Annual Progress Report <br />April 19, 2016 <br />The City of Pleasanton is required to report annually to the State of California Housing and <br />Community Development Department (HCD) and the Governor's Office of Planning and <br />Research (OPR) on the implementation of its General Plan Housing Element. HCD requires a <br />report format that consists of five spreadsheets. These are included as Exhibit A of this report. <br />Housing Element Implementation Highlights <br />Key efforts towards implementing the Housing Element in 2015 are highlighted below: <br />® Building permits were issued for a total of 891 dwelling units. Two hundred and fifty - <br />one (251) units are part of the Hacienda 2 — Essex project, formerly owned by BRE at the <br />northwest corner of Gibraltar Drive and Hacienda Drive. Two hundred and ten (210) <br />multi - family units and fifty -five (55) single family units are part of Township Square <br />(Commons at Gateway) at 1600 Valley Avenue. Three hundred and forty -five (345) units <br />are part of the Vintage Development project, formerly owned by Auf der Maur at the <br />southeast corner of Bernal Avenue and Stanley Boulevard. An additional twenty -eight <br />(28) permits were issued for various single - family homes throughout the City. Thirty - <br />eight units (38) within Hacienda 2 and thirty -two (32) units within the multifamily <br />portion of Township Square will be affordable to very low- and low- income households, <br />approximately 15% of each development. <br />s Planning approval was granted to modify the Summerhill development located at 5850 <br />W. Las Positas Boulevard to change it from a 177 -unit apartment project to a 94 -unit <br />condominium project. Approximately 10% or 10 of the total units will be affordable to <br />very low- and low- income households and the applicant will pay the City's Lower <br />Income Housing Fee (LIHF) of $122,452. <br />Planning approval was granted to Ponderosa Homes, at Centerpointe Presbyterian <br />Church site at 3410 Cornerstone Court, for 25 single - family homes. The City granted the <br />applicant (as allowed by the IZO) approval to use 10 Inclusionary Unit Credits (IUCs) for <br />the project. <br />® Consistent with Policy 10 and Program 30.2 within the Housing Element, the City <br />completed a review of the City's Growth Management Program to be consistent with <br />State law and create a more efficient process for implementing the program. This was <br />approved by the City Council on February 17, 2015. <br />
