Development Standards for Primary Structures: The following building <br /> setback and height standards shall apply to the primary structures and <br /> additions to primary structures including attached second units on these <br /> lots: <br /> • Front Yard Building Setback — 25 feet to front entry garage or 15 feet <br /> to side entry garage. <br /> • Street Side Yard Building Setback—10 feet (5 feet to fence). <br /> • Interior Side Yard Building Setback — 5 feet minimum (total 16 feet <br /> between houses). <br /> • Rear Yard Building Setback— 30 feet. <br /> • Maximum Height— 35-feet measured from the lowest to highest points <br /> on the building excluding chimneys. <br /> • Maximum Floor Area Ratio (FAR) — 40% or 5,500 square feet, <br /> exclusive of garage area (if garage area is less than 600 square feet), <br /> whichever is less. The floor area for enclosed accessory structures will <br /> be included in the floor area ratio. <br /> c. Development Standards for Open Accessory Structures, e.g., Swimming <br /> Pools and Spas including, Arbors, Trellises, Open Patios, etc. <br /> • Rear Yard Setback— 10 feet. <br /> • Interior Side Yard — 10 feet for the structure, 5-feet for the swimming <br /> pool and spa equipment. <br /> • Street Side Yard for Corner Lots — 20 feet, 10-feet for the swimming <br /> pool and spa equipment. <br /> • Maximum height— One-story and 15 feet, measured from the lowest to <br /> highest points on the building, excluding chimneys which may have a <br /> maximum height of 20 feet. <br /> • May be attached to the primary structure or to an accessory structure. <br /> d. Development Standards for Enclosed Accessory Structures including <br /> Detached Second Units: <br /> • Rear Yard Setback— 10-feet. <br /> • Interior Side Yard — 10-feet. <br /> • Street Side Yard for Corner Lots—20-feet. <br /> • Maximum height—One-story and 15 feet, measured from the lowest to <br /> highest points on the building, excluding chimneys which may have a <br /> maximum height of 20 feet. Second units located above a garage may <br /> exceed the 15-foot height limit, but may not exceed 25 feet in height as <br /> measured from the lowest grade adjacent to the structure to the <br /> highest ridge or top of the structure. <br /> (Note: The floor area for enclosed accessory structures shall be included <br /> in the sites' floor area ratios.) <br /> Page 4 of 31 <br />
