THE CITY OF AA 11 <br /> �1 ld�= con^. <br /> L�EASANTONC CITY COUNCIL AGENDA REPORT <br /> February 16, 2016 <br /> Engineering <br /> TITLE: ADOPT A RESOLUTION ACCEPTING RIGHT OF WAY DEDICATION <br /> ON HOPYARD ROAD AND AUTHORIZING THE QUITCLAIM OF A <br /> PORTION OF THE NORTHEAST CORNER OF JOHNSON COURT <br /> SUMMARY <br /> The Pleasanton General Plan 2005-2025 identifies the need to install an additional <br /> dedicated right turn lane from southbound Hopyard Road onto westbound Owens Drive. <br /> A condition of approval for PUD-100, which entitled the construction of the Chick-fil-A <br /> restaurant adjacent to 6111 Johnson Court, required that land be dedicated in accordance <br /> with the General Plan. Pursuant to the conditions of approval, Delta Properties, the <br /> owner of 6111 Johnson Court, is submitting their"offer to dedicate" land that runs along <br /> their easterly property line to the City for planned street purposes. However, this <br /> dedication of property and eventual construction of the right turn impacts Delta Properties' <br /> parking layout at the existing office building that is located on site. Accordingly, Delta <br /> Properties has requested that the City quitclaim a similar amount of property on the <br /> opposite side along what is now Johnson Court (as shown on Attachment 1), which will <br /> provide them with additional area to meet their parking needs. <br /> RECOMMENDATION <br /> 1. Adopt a resolution accepting the right of way dedication on Hopyard Road, declaring <br /> the northeast corner of Johnson Court as excess property, and approving the grant of <br /> such excess property to the property owner at 6111 Johnson Court. <br /> 2. Authorize the City Manager to execute a quitclaim deed. <br /> 3. Direct the City Clerk to record the quitclaim deed of the Johnson Court Property. <br /> FINANCIAL STATEMENT <br /> There will be a minimal increase to the budget for the maintenance of the area to be <br /> dedicated, which is currently a landscape area. Construction of the dedicated right turn <br /> lane is not necessary at this time, but future development in the area may be required to <br /> construct the lane, or contribute toward its construction. There will be no fiscal impact to <br /> the City by quitclaiming the excess property. <br />
