17. All trash and refuse shall be contained completely within the approved trash enclosure. <br /> Trash containers shall be stored within the trash enclosure at all times, except when <br /> being unloaded. The trash enclosure shall be sized to accommodate trash, recycling, <br /> and green waste containers. <br /> 18. If allowed by the utility company, the applicant shall move the transformer north so that <br /> it is adjacent to the trash enclosure. The final location of pad-mounted transformers <br /> shall be subject to approval by the Director of Community Development prior to <br /> issuance of permits by the Building and Safety Division. Such transformers shall be <br /> screened by landscaping to the satisfaction of the Director of Community Development. <br /> All transformers shall be shown on the plans submitted for issuance of building permits. <br /> 19. Prior to installation, the applicant shall submit a sample of the stucco wall finish for <br /> review and approval by the Director of Community Development. <br /> 20. Prior to issuance of a building permit, the applicant shall submit a detail of the balcony <br /> railing. The balcony railing shall be subject to the review and approval by the Director of <br /> Community Development. <br /> 21. The applicant shall revise the plans submitted for building permit to show the location of <br /> a third building mounted sign for the potential third tenant of the commercial/office <br /> building. This sign shall conform to the same design details of the other two building <br /> mounted signs approved with this application. The final third sign location shall be <br /> subject to the review and approval of the Director of Community Development. <br /> 22. The applicant shall revise the plans submitted for building permit to show the removal of <br /> the proposed monument sign from the project. <br /> 23. The applicant shall revise the plans submitted for building permit to reduce the width of <br /> the entrance driveway and curb cut from 25 feet to 20 feet. <br /> 24. The applicant shall revise the plans submitted for a grading/site improvement permit to <br /> show the construction of an eight-foot-tall solid wood fence along the entirety of the <br /> northern property line. The design of the fence shall be subject to the review and <br /> approval by the Director of Community Development. The fence shall be installed prior <br /> to issuance of a building permit for the commercial/office building. <br /> 25. Prior to issuance of a building permit, the applicant shall submit a revised grading plan <br /> that includes grading and retaining wall information for the entire project site. <br /> 26. Prior to issuance of a building permit, the applicant shall submit a payment in the <br /> amount of$18,600 to the City's Urban Forestry Fund. <br /> 27. Prior to issuance of a building permit, the applicant shall contribute $2,500 per new unit <br /> to the Bernal Property Reserve Fund. <br /> PUD-109, 273 Spring Street Planning Commission <br /> Page 4 of 22 <br />
