a. Emergency vehicle access will be required to be provided to the site <br /> (tract), including the area where construction is occurring. <br /> b. Emergency vehicle access shall be a minimum of 20 feet in clear width. A <br /> clear height free of obstructions (power, cable, telephone lines, tree limbs, <br /> etc.) is required. This clearance shall be a minimum of 13 feet-6 inches. <br /> Inside turning radius of 45 feet and outside turning radius of 55 feet shall <br /> be provided. <br /> c. The carrying capacity of the access route(s) shall be 69,000 pounds under <br /> all weather conditions. <br /> d. Designated construction material storage and construction worker parking <br /> shall not obstruct the emergency vehicle access route(s). <br /> e. On-site fire hydrants shall be in service. Fire hydrants shall be flushed <br /> and all valves open. <br /> Landscaping Requirements <br /> 122. Six-inch vertical concrete curbs shall be installed between all paved and <br /> landscaped areas. <br /> 123. The project applicant or developer shall provide root control barriers and four <br /> inch perforated pipes for parking lot trees, street trees, and trees in planting <br /> areas less than ten feet in width, as determined necessary by the Director of <br /> Community Development at the time of review of the final landscape plans. <br /> 124. For purposes of erosion control, the project applicant or developer shall plant a <br /> hydroseed mixture that has been designed by the project Landscape Architect. <br /> The hydroseed mixture shall be specified on the building permit plans for review <br /> and approval by the Director of Community Development and shall be <br /> maintained by the project applicant or developer for (specify timing and/or <br /> performance standard). <br /> CODE REQUIREMENTS <br /> (Applicants/Developers are responsible for complying with all applicable Federal, State <br /> and City codes and regulations regardless of whether or not the requirements are part <br /> of this list. The following items are provided for the purpose of highlighting key <br /> requirements.) <br /> Planning Division <br /> 125.
