civil engineer. All residential plot plans shall show compliance with 2907(d) and <br /> 70012(d) of the Uniform Building Code. <br /> Engineering Division <br /> 45. The applicant shall provide a hydraulic analysis for the water system design, prior <br /> to building permit approval, to the satisfaction of the City Engineer. The hydraulic <br /> analysis shall be used to verify flow demands and pressure availability for the <br /> proposed project and to justify pipe sizes. The analysis shall also demonstrate <br /> the effect the proposed project will have on the existing distribution system. <br /> 46. The applicant shall provide a sanitary sewer demand analysis, prior to building <br /> permit approval, to the satisfaction of the City Engineer. The sanitary sewer <br /> analysis shall be used to verify flow demands and availability of capacity for the <br /> proposed project and to justify pipe sizes. The analysis shall also demonstrate <br /> the effect the proposed project will have on the existing sanitary sewer system. <br /> 47. The project developer shall install street frontage improvements per Chapter <br /> 19.40.010 of the Pleasanton Municipal Code and to the satisfaction of the City <br /> Engineer. These improvements shall include, but are not necessarily limited to, <br /> grading, curb and gutter, sidewalk, paving, storm drain, sanitary sewer, water <br /> facilities, street lighting, underground utilities, traffic control devices, landscaping, <br /> and automatic irrigation systems. <br /> 48. The water and gravity sanitary sewer mains serving this development shall be <br /> public and maintained by the City. There shall be individual sanitary sewer and <br /> water laterals to each dwelling unit. There shall be a two-way cleanout on the <br /> gravity sanitary sewer lateral located at the back of the PSE. <br /> 49. The project developer shall post with the City prior to approval of final subdivision <br /> map an additional performance bond for all subdivision improvements that are <br /> not to be accepted by the City of Pleasanton. <br /> 50. All subdrains shall have cleanout installed at the beginning of the pipe. The <br /> bottom of the pipe shall terminate in a storm drain or other storm drain ouffall, <br /> subject to the approval of the City Engineer. The project developer shall submit <br /> a final subdrain location map to the City Engineer prior to acceptance of the <br /> Public Improvements. It shall be the responsibility of the homeowner to relocate <br /> the subdrains, if during the excavation of a pool or other subsurface structure the <br /> subdrains are encountered. All owners within the subdivision shall receive notice <br /> of the presence of these subdrains. The City Attorney shall review and approve <br /> the notice prior to the recordation of the final subdivision map. <br /> 51. Property lines shall be located a minimum of one foot from the uphill side of the <br /> top of the bank. <br /> Page 11 of 31 <br />
