EXHIBIT A <br /> CONDITIONS OF APPROVAL <br /> PUD-25, GHC Lund Ranch, LLC <br /> Lund Ranch II <br /> 1500 Lund Ranch Road <br /> December 1, 2015 <br /> December 15, 2015 <br /> PROJECT SPECIFIC CONDITIONS <br /> Planning Division <br /> 1. The proposed development shall be in substantial conformance to Exhibit B, <br /> dated "Received, February 27, 2012," including Site Development Plan, <br /> Preliminary Grading and Utility Plan, Landscape Plans, Building Floor Plans and <br /> Elevations, and Color Samples," on file with the Planning Division,;as modified <br /> by the City Council on December 1, 2015 and December 15, 2015 as follows: <br /> a. Modify the proposed site plan to reflect the site plan (Exhibit A-1) <br /> presented by the applicant at the December 1, 2015 City Council meeting <br /> consisting of 48-43 units: 29 31 units accessed by Sunset Creek, and 1-9 <br /> 12 units accessed by Lund Ranch Road. <br /> b. Circulation between the two neighborhoods shall be permanently (in <br /> perpetuity) separated, with through access available only to pedestrians, <br /> bicycles and emergency vehicles. The applicant shall work with City staff <br /> on a suitable physical barrier, beyond just bollards, to ensure it appears <br /> permanent, and is nicely landscaped and attractive. <br /> c. The applicant shall work with City staff to locate the road connection to <br /> Sunset Creek Lane to the least environmentally significant alignment and <br /> to minimize grading to greatest extent possible. In this case, relative to <br /> the requirements of Measure PP, the City Council considers this road to <br /> be infrastructure and not a structure. <br /> d. Ensure that all housing structures are outside the 100' foot vertical <br /> setback line. On the southwest edge of the site, the vertical setback shall <br /> be measured from a ridge that ends at the 580' elevation, as originally <br /> mapped. <br /> e. Although the City Council finds that the northern ridge does not extend <br /> below 718' as previously mapped,the_Lot 32 building pad shall be lowered <br /> to no higher than elevation 500'. <br /> f. Lots 34, 35,36,37, and 38, as shown on the Preliminary Grading and Utility <br /> Plan, dated November 24, 2015, reflecting 48 units, shall be removed from <br /> the project and left as open space. Minimal grading to prevent erosion <br /> shall be allowed_in this open space area. <br /> e-g. If the City Council's interpretation of Measure PP or project approval is <br /> successfully challenged legally, the entire project approval (including this <br /> Page 1 of 30 <br />
