Conduct workshops customized to specific inclusionary <br /> Workshops developments providing detailed instructions on the application $600 per <br /> process. Collect all required documents from the applicant applicant <br /> and complete initial screening for program eligibility. Obtain <br /> conditional approval from the City. <br /> When a unit is ready for sale, collect updated required documents <br /> from the applicant(as needed depending on time passed since <br /> conditional approval)and lender documentation. Screen documents $1,250 per <br /> Qualification of Purchasers and information provided to verify income and program eligibility qualified <br /> prior to execution of purchase agreement between developer and purchaser <br /> applicant. Prepare approval package for the City and obtain <br /> approval for developer to enter into contract. <br /> Track each application with lenders, requiring weekly reports on <br /> each file to ensure prompt approvals. Coordinate collection of <br /> required information from escrow and lender needed to complete <br /> Doc Preparation &Closing City documents including restrictions, notes, DOTs and escrow $1,500 per <br /> instructions. Create the documents and route with instructions for homebuyer <br /> signatures and notarizing at the City. Coordinate pickup and delivery <br /> of executed documents to title and track file through all stages of <br /> escrow to ensure conforming loan is secured and a timely close of <br /> escrow. <br /> Additional Wm© q Reo uest <br /> Collect all necessary data points to record an updated request for <br /> notice of default and sale. Data includes current first lender, the Deed <br /> of Trust instrument number, Title Company, and the APN. To collect <br /> One-Time Generation & this information, Hello Housing will utilize its access to First American <br /> Recordation of Updated Title Company's proprietary database and conduct"Property Profiles" <br /> Requests for Notices of which include links to PDFs of all recorded documents on a property. $40 per file <br /> Default To collect the required information, generate a profile, review the Deed <br /> of Trust attachment and collect information from a scanned PDF. Once <br /> the necessary data has been collected, create each Request for <br /> Notice of Default, obtain signatures, notarize each document, and <br /> record with County Recorder's Office. Upon recordation, scan and <br /> save each notice of default and sale into Dropbox. <br /> Hello Housing recommends spending year one setting up the program <br /> Program Review& and partnership for success, e.g. organizing &digitizing files, entering <br /> Proposal/Implementation key details into HomeKeeper and increasing staffs familiarity with <br /> s of Improvements after program documents by completing a year of transactions.At the end Hourly <br /> year one.(b) of year one, Hello Housing recommends a review of the program, <br /> comparing to industry best practices and to determine what's working <br /> and what needs improvements. <br /> Send up to three requests to BMR& DPA homeowners to participate <br /> Design& Distribution of in an"Impact Survey"to help Hello and the City better understand and <br /> an Impact Survey and measure the impact BMR programs are having in the lives of those $15 per file <br /> Analysis of Results who participate in them. If response rate is statistically significant, <br /> prepare a written analysis for City staff. <br /> Upon receipt of a Notice of Default, make best efforts to contact Hourly <br /> Owner and connect with foreclosure counseling resources. <br /> BMR Preservation If Owner is unable to prevent foreclosure, prepare a Buy-Back $3,500 per buy- <br /> Feasibility Analysis, track Notice of Trustee's Sale date, obtain back <br /> approval for a maximum bid price, obtain cashier's checks from the <br /> Page 8 <br />
