EXHIBIT A <br /> CONDITIONS OF APPROVAL <br /> PUD-111 <br /> Ponderosa at Centerpointe <br /> PROJECT SPECIFIC CONDITIONS <br /> Planning Division <br /> 1. The approval of PUD-111 includes the following uses: <br /> a. The permitted and conditionally permitted uses for the 4.23-acre residential <br /> portion of PUD-111 zoned Planned Unit Development — Medium Density <br /> Residential (PUD-MDR) District shall follow the One-Family Residential (R-1) <br /> District uses of the Pleasanton Municipal Code. <br /> b. The modified school facility (operation and site plan) on a 1.99-acre portion of <br /> PUD-111 zoned Planned Unit Development — Public and Institutional (PUD-P/I) <br /> is a conditionally permitted use. <br /> 2. The PUD development plan shall lapse two years from the effective date of this <br /> ordinance unless a tentative or parcel map, as applicable, is approved. If a <br /> tentative map is approved, the PUD development plan approval shall lapse when <br /> the tentative map or parcel map approval expires. If a final map is recorded before <br /> the tentative map or parcel map expires, then the PUD development plan approval <br /> shall not lapse. <br /> 3. The project developer shall pay any and all fees to which the property may be <br /> subject prior to issuance of permits. The type and amount of the fees shall be <br /> those in effect at the time the permit is issued unless otherwise provided in a <br /> development agreement covering the project. <br /> 4. The project developer shall submit project Conditions, Covenants & Restrictions <br /> (CC&Rs) for review with the improvement plans that create a homeowners <br /> association for this project to provide ownership and maintenance of the facilities <br /> within the project. This association shall be responsible for the maintenance of the <br /> common areas, on-site private utilities, private streets (including street trees and <br /> street lights), the on-site stormwater treatment facilities (including bioswales, <br /> bioretention areas, etc.), soundwall, front yard landscaping, the CC&Rs shall <br /> include language that parking/storing of boats, campers, recreational vehicles, <br /> and/or trailers on site or in any parking space (i.e., garage or uncovered space) <br /> shall be prohibited and that the garages shall not be modified or used for storage in <br /> a manner that would interfere with the ability to park cars within the garage. The <br /> association shall also be responsible for enforcing the allocated parking within the <br /> project site. <br /> 1 of 30 <br />
